How do I move my investment to Your Property Team?

How much rent should I expect to get for my property?
Our team can provide you with an accurate rental appraisal for your property in the current market based on a comparison of rentals of similar properties in your area. When do I receive my rental payments?
Once rental income is received into our trust account we will transfer the funds into your nominated bank account during our bi-monthly payment runs.
Can you pay my invoices and rates notices?
With your authority our office can pay all or selected incurred property related expenses, bills and rates notices on behalf of yourself from the rent.
When will I receive a statement?
We provide you with an easy to understand bi-monthly statement detailing rental funds received & any outgoings or expenses we have paid on your behalf.
Who pays for the water?
Lessors are able to pass on the full water consumption charges to tenants if:
- the rental premises are individually metered (or water is delivered by vehicle)
- the rental premises are water efficient; and
- the tenancy agreement states the tenant must pay for water consumption.
What makes a property water efficient?
A Water efficient premise is one that is fitted with Water efficient devices, such as:
- Shower Heads with a maximum flow rate of 9 litres per minute;
- Toilets that are equipped with a dual flush not exceeding 6.5 litres (full flush) and 3.5 litres (half flush) and a maximum average flush volume of 4 litres (based on an average of 4 half flushes for every 1 full flush); and
- Internal cold water taps and single mixer taps (excluding those for bathtubs and appliances) that have a maximum flow rate of 9 litres per minute.
What happens if my Tenant falls behind in rent?
We don’t allow rent arrears to become a major issues. We use sophisticated technology which alerts us on a daily basis with regards to any rent which is not paid on time. We monitor arrears on a daily basis and take swift action on tenants which are falling behind on rent in accordance with the relevant legislation.
Should I have Landlords insurance?
It is highly recommended that every owner takes out landlord insurance for their property. Landlords insurance is designed to protect you in the event your Tenant does not pay their rent, damages your property (beyond the amount secured by the bond), someone is injured on your property, and your contents are covered in the event of an accident.
