Owner FAQs

For when you have a question.

Your Property Team is here for your property needs across the Gold Coast, Brisbane and Logan.

Why should I use Your Property Team for managing my investment?

You’ll know what’s happening because we tell you. We look after rent collection, repairs and maintenance, negotiation and compliance. We inspect every 14 to 17 weeks and send you a detailed report and quality photos, so you know your property’s condition. We never spend money on repairs or maintenance without your approval, except emergency repairs the law allows. We check for arrears every day, and we review the rent 90 days before a fixed-term tenancy ends. Grant Drennan, our founder and Director, is an investor himself and the constant behind every property we manage.

How do I move my investment to Your Property Team?

You sign an appointment form with us, and we give your current agent 30 days’ notice for you. The handover happens during those 30 days, and we collect the keys, records and bond paperwork. And if it ever isn’t working, either of us can end the management agreement with 30 days’ written notice.

How long will it take to find a tenant for my property?

In our experience, a property that is well presented, professionally photographed and marketed, and priced for current market conditions will attract quality tenants sooner. Contact Your Property Team to talk about renting out your property.

How much rent should I expect to get for my property?

A rental appraisal gives you an estimate. We compare your property with rents for similar properties in your area and with current demand. It’s free, with no obligation.

When do I receive my rental payments?

Once rent is received into our trust account, we transfer it to your nominated bank account in our weekly or twice-monthly payment runs.

Can you pay my invoices and rates notices?

With your authority, we can pay all or selected property expenses, bills and rates notices on your behalf from the rent.

When will I receive a statement?

You get a statement with every payment run, weekly or twice a month, showing the rent we received and any outgoings or expenses we paid on your behalf.

Can I see my statements and inspection reports online?

Yes. Every owner has their own online owner portal, showing your statements, bills, inspection reports and repair jobs at any time.

Who pays for the water?

Lessors are able to pass on the full water consumption charges to tenants if:

  • the rental premises are individually metered (or water is delivered by vehicle)
  • the rental premises are water efficient;
  • the tenancy agreement states the tenant must pay for water consumption; and
  • the tenant is given a copy of the water consumption bill within 4 weeks.

See the RTA's water charging page for details.

What makes a property water efficient?

A water-efficient property is fitted with water-efficient devices, such as:

  • Shower Heads with a maximum flow rate of 9 litres per minute;
  • Toilets that are equipped with a dual flush not exceeding 6.5 litres (full flush) and 3.5 litres (half flush) and a maximum average flush volume of 4 litres (based on an average of 4 half flushes for every 1 full flush); and
  • Internal cold water taps and single mixer taps (excluding those for bathtubs and appliances) that have a maximum flow rate of 9 litres per minute.

What happens if my tenant falls behind in rent?

We check for arrears every day. If rent falls behind, your tenant hears from us every day from day 1, and on day 8 we issue the breach notice the legislation allows.

Should I have landlord insurance?

We recommend every owner take out insurance for their investment property. This can include landlord insurance, building insurance and contents insurance, depending on the property. Landlord insurance is designed to cover events such as a tenant not paying rent, damage beyond the bond, and someone being injured at the property. Cover varies between policies, so check the product disclosure statement.

What area do you manage properties for?

We manage investment properties across the Gold Coast, Brisbane and Logan.

How often do you inspect my property?

Every 14 to 17 weeks, and you get a detailed report and quality photos each time. The first inspection is within six weeks of a tenancy starting, and your tenant gets at least seven days’ notice.
