Logan rental market
Most new Logan bonds are for houses.
If you own a house in Logan, you own the kind of home most new Logan bonds are lodged for. Of the 3,929 new bonds lodged with the RTA in the City of Logan in the September quarter of 2026, 2,519 were for houses of two to four bedrooms, and 1,489 were for four-bedroom houses alone. Units of one to three bedrooms made up 550, and townhouses 478. 382 of 3,929 new bonds were in the RTA’s ‘other’ group, which has no published median.
The RTA’s median weekly rent for new bonds in Logan that quarter was $615 for a three-bedroom house, $700 for a four-bedroom house, $590 for a three-bedroom townhouse and $480 for a two-bedroom unit. Each is the middle of every new bond of that kind across the city, not a figure for your home.

In Logan’s fast-growing suburbs, most homes have four bedrooms. At the 2021 Census, 72.0% of homes in Yarrabilba had four bedrooms, and 58.2% in Logan Reserve. Economic Development Queensland plans Yarrabilba for a population of up to 50,000 people when fully developed. Greenbank’s rental market is newer than the Census shows: 15.1% of its homes were rented in 2021, yet 753 new bonds were lodged there in the year to September 2026, 581 of them for four-bedroom houses. A family house with a yard is more to look after than a unit, and you may not see it between tenancies.
The established suburbs have more of a mix. In Woodridge, 1.9 km from Logan Central, the City of Logan’s administrative centre, rented homes were about half houses and half townhouses at the 2021 Census. In Marsden, about 65% of rentals were houses, and the average household was 3.3 people. Logan Hospital at Meadowbrook is about 12 minutes’ drive from Woodridge and about 11 minutes from Marsden.
Every commitment below holds in Logan, inspections included. Grant Drennan, our founder and Director, is an investor himself and the constant behind every property we manage.
What's included
What's included.
- Routine inspections every 14 to 17 weeks, with a detailed report and quality photos sent to you, so you know your property’s condition.
- A first inspection within six weeks of a new tenancy, with at least seven days’ notice to the tenant before each inspection.
- Every entry condition report has hundreds of photos and a 360° walkthrough of the whole property, so you can see exactly what you handed over.
- Rent reviewed 90 days before a fixed-term tenancy ends.
- No money spent on repairs or maintenance without your approval, except emergency repairs the law allows.
- Rent arrears checked every day. If rent falls behind, your tenant hears from us every day from day 1, and on day 8 we issue the breach notice the legislation allows.

- Your own owner portal, showing your statements, bills, inspection reports and repair jobs at any time.
- Emails answered within one business day, and our property managers take your calls.
- Invoices and rates notices paid on your behalf from the rent, when you authorise it.
- Tenancy applications made online, and every one reviewed in detail: identity, references and tenancy databases (TICA), following Queensland’s legislation.
- A 24-hour lockout line for your tenants (a call-out fee applies).
- We recommend every owner take out insurance for their investment property. This includes landlord insurance, building insurance and contents insurance.

Logan property management
Switching to Your Property Team.
If your Logan property is managed by another agency, we can take care of the switch for you. When you appoint us, we give your current agent 30 days’ notice for you, and the handover happens during those 30 days. Your tenant’s lease carries on unchanged. We’ll manage the changeover, including notifying your tenant and arranging for the keys and paperwork to be collected from your current property manager. With us, either party may end the management agreement with 30 days’ written notice. Have more questions? See how switching works, or our Owner FAQs.
Our suburb guides cover what it’s like to own and rent in areas such as Park Ridge, Beenleigh and Eagleby.
