Gold Coast property management
If you own a home in Mermaid Beach, you are letting it in a suburb where almost two in five residents are aged 25 to 44. Mermaid Beach is a 1.5 km² beachside suburb on the Gold Coast, between Broadbeach to the north and Miami to the south, with the canals of Mermaid Waters behind it. This guide covers what Mermaid Beach rents for, what it is like to live in, and how we would manage your property here.
Your property in Mermaid Beach
Mermaid Beach rents out units, townhouses and houses
Of the 1,480 homes rented in Mermaid Beach at the 2021 Census, 1,084 were units, 258 townhouses and 135 houses, and 1,075 were let through an agent. With that mix, new leases are signed at very different rents, as the table below shows, and the right rent for your home depends on what it is. Rent is reviewed 90 days before a fixed-term tenancy ends.

What Mermaid Beach rents for
A two-bedroom Mermaid Beach unit rented at a median of $860 last quarter
Before you decide on a rent, see what new Mermaid Beach leases were signed at. These are the RTA’s median weekly rents for new tenancies, for every type it published.
| Type and bedrooms | Median weekly rent | Quarter |
|---|---|---|
| All homes | $900 | September 2026 |
| Unit, 1 bedroom | $695 | September 2026 |
| Unit, 2 bedrooms | $860 | September 2026 |
| Unit, 3 bedrooms | $1,300 | September 2026 |
| Townhouse, 3 bedrooms | $1,295 | September 2026 |
The townhouse figure rests on 10 new leases, the fewest the RTA publishes a median on, so give it less weight. There is no house median: too few houses leased in the quarter for the RTA to publish one.

Living in Mermaid Beach
Mermaid Beach is named after the ship that carried John Oxley
Mermaid Beach takes its name from HMS Mermaid, the cutter that carried the explorer John Oxley in 1823. Around 1924, the Mermaid Beach Estate was advertised for auction, with lots at both Mermaid Beach and Broadbeach. Hedges Avenue now carries the Gold Coast Oceanway path. Magic Mountain, an amusement park at Nobby Beach, ran from 1962 to 1991, and Queensland’s first McDonald’s opened here in 1975.
The suburb has two surf life saving clubs, Mermaid Beach AEME and Nobby’s Beach. Mermaid Park, St Johns Park and Annette Kellerman Park are inside the boundary, and the City of Gold Coast runs the Mermaid Beach Community Centre. Nobby Beach is at the suburb’s southern end, at the border with Miami.

Schools
Mermaid Beach has no school of its own
State primary schools: most of the suburb is in the Broadbeach State School catchment, and the rest is in the Miami State School catchment. Miami State School is on Oceanic Drive, over the canals in Mermaid Waters.
State secondary schools: most of Mermaid Beach is in the Miami State High School catchment for Years 7 to 12, and a smaller part is in the Merrimac State High School catchment. Miami State High is on the Gold Coast Highway in Miami.
Non-state schools: there are none in Mermaid Beach. Nearby are Marymount College and Marymount Primary in Burleigh Waters, and King’s Christian College, Hillcrest Christian College and Graceview Adventist in Reedy Creek.
Catchments change, and the boundary follows streets, not suburbs. Check any address on the Queensland Government’s school catchment map before you rely on it.
Getting around
Mermaid Beach gained three light rail stations in August 2026
Stage 3 of the light rail opened on 9 August 2026, and three of its eight new stations are inside Mermaid Beach: Mermaid Beach, Mermaid Beach South and Nobby Beach. Trams run north to Broadbeach and beyond, and south to Burleigh Heads. The Gold Coast Highway runs through the suburb, and there is no train station. By road and without traffic, Robina Town Centre is about 12 minutes away (8.7 km), Gold Coast Airport about 21 minutes (15.9 km) and Brisbane’s CBD about 69 minutes (84.6 km).
Worth knowing
Three things a Mermaid Beach owner can check
- Flood levels: the council’s Flood level search gives the designated flood level for a property, for riverine or regional flooding only, not local flash flooding.
- Low-rise units: 1,061 of Mermaid Beach’s 1,964 occupied units are in three-storey blocks, and 47 are in blocks of nine storeys or more.
- Body corporate: units and townhouses make up four in five occupied homes here. If yours is in a body corporate scheme, the Queensland Government sets out who maintains what.
