Gold Coast property management
If you own a house in Helensvale, you own what two in three of its renters live in. Helensvale is a City of Gold Coast suburb with the Pacific Motorway on its western edge and the Coomera River to the north, and it has Westfield Helensvale and a station where the train meets the G:link light rail. This guide covers what Helensvale rents for, what it is like to live in and how we would manage your property here.
Your property in Helensvale
Most Helensvale homes have four bedrooms or more
Nearly six in ten Helensvale homes have four bedrooms or more. A big house has more rooms, more fixtures and more garden to keep an eye on, and you may not see it from one tenancy to the next. Routine inspections every 14 to 17 weeks, with a detailed report and quality photos sent to you, so you know your property’s condition.
Nearly half of Helensvale’s families are couples with children. When something breaks in a family home, it matters that day. Every maintenance request is acknowledged straight away and reviewed by your property manager within one business day. Grant Drennan, our founder and Director, is an investor himself and the constant behind every property we manage. Start with a free Investor Portfolio Review: a look at your whole portfolio, not just the one property. Rental appraisals are free, with no obligation.

What Helensvale rents for
What new Helensvale tenancies were signed at last quarter
You want to know what Helensvale rents for before you decide anything. Here are the RTA’s median weekly rents for new tenancies in Helensvale.
| Type and bedrooms | Median weekly rent | Quarter |
|---|---|---|
| All homes | $995 | September 2026 |
| House, 4 bedrooms | $1,200 | September 2026 |
| Townhouse, 3 bedrooms | $790 | September 2026 |
The three-bedroom townhouse figure rests on 13 new leases, so read it as a guide. Three-bedroom houses are left out: their median moved too far in a single quarter to rely on. 40 of 145 new bonds were in the RTA’s ‘other’ group, which has no published median.

A median is the middle of every new lease across the suburb, not a figure for your home. A free rental appraisal tells you what yours would rent for.
Living in Helensvale
Helensvale is named for Helena, a planter's sister
Helensvale takes its name from a sugar plantation that Arthur Robinson and Ernest White set up about 1870; Helena was White’s youngest sister. It was named a locality in 1979 and became a suburb in 2003. Its first residents arrived in the 1980s, Helensvale State School opened in 1984 and the state high school followed in 1990.
Westfield Helensvale opened in 2005, and the suburb’s library in 2013. Helensvale Golf Course and Saltwater Creek Conservation Park are inside the suburb, and most of the Coombabah Lakes Conservation Area is too. The north of Helensvale has canal estates and a marina, Moorings On Coomera. The Helensvale Hornets play rugby league and the Helensvale Hogs rugby union.

Schools
Most of Helensvale is in the Helensvale State High School catchment
State primary schools: most of Helensvale is in the Helensvale State School catchment, with smaller parts in the Coomera, Coombabah and Oxenford State School catchments. Helensvale State School is on Lindfield Road.
State secondary schools: most of the suburb is in the Helensvale State High School catchment for Years 7 to 12, on Discovery Drive, and a small part is in the Pacific Pines State High School catchment.
Non-state schools: none in Helensvale itself. Nearby: A B Paterson College in Arundel, Assisi Catholic College and Coomera Anglican College in Upper Coomera, Saint Stephen’s College in Coomera and Jubilee Primary School in Pacific Pines.
Catchments change, and the boundary follows streets, not suburbs. Check any address on the Queensland Government’s school catchment map before you rely on it.
Getting around
Trains, trams and buses meet at Helensvale station
Helensvale station is on the Gold Coast line, and since December 2017 it has been the northern end of the G:link light rail. A bus interchange sits beside it, and Kinetic Gold Coast runs eleven routes from it. The Pacific Motorway (M1) runs along the suburb’s western edge. By road and without traffic, Surfers Paradise is about 24 minutes away (20.0 km), Gold Coast Airport about 36 minutes (40.5 km) and Brisbane’s CBD about 52 minutes (65.7 km).
Worth knowing
Four things a Helensvale owner can look up
- Flood levels: the City of Gold Coast’s Flood level search gives the designated flood level for a property. The council notes it covers riverine flooding only, not local flash flooding.
- Hope Island station: the new station, the next one north of Helensvale on the Gold Coast line, opened on 18 May 2026, with 210 parking spaces and three connecting bus routes, 709, 711 and 725.
- The Coomera Connector: Stage 1 North, from Shipper Drive at Coomera to Helensvale Road, opened on 2 December 2025.
- Planning: the council’s City Plan interactive mapping shows flood depth and the flood overlay for any Helensvale address.
