Brisbane property management

If you own a rental in Calamvale, it most likely has three or four bedrooms: more than eight in ten homes in the suburb do. Calamvale is a Brisbane City Council suburb about 20 km south of the CBD by road, with Calamvale Community College and the Golden Pond wetlands inside its boundary. This guide covers what Calamvale rents for, what it is like to live in, and how we would manage your property here.

Your property in Calamvale

More Calamvale rentals are townhouses than houses

Of Calamvale’s 2,003 rented homes in the 2021 Census, 1,140 were townhouses and 844 were houses, and only 10 were units. Homes with three people in them on average get steady use, and you may not see yours between tenancies. Every commitment below holds in Brisbane, inspections included. Routine inspections every 14 to 17 weeks, with a detailed report and quality photos sent to you, so you know your property’s condition.

When an inspection turns up something to fix, the decision stays with you. No money is spent on repairs or maintenance without your approval, except emergency repairs the law allows. Grant Drennan, our founder and Director, is an investor himself and the constant behind every property we manage. Living in Calamvale

Calamvale's housing went up in stages from the early 1990s

Calamvale is named after James Calam, an early settler and landowner, whose family homestead stood near Calam Road and Beaudesert Road. It was listed as a suburb in 1972, and its housing went up in stages from the early 1990s. Calamvale State School opened in 1955, and secondary years were added in 2002, making it Calamvale Community College.

Calamvale Central on Compton Road and Calamvale Marketplace on Nottingham Road are both inside the suburb, and so are the Calamvale Hotel and Calamvale District Park. The Golden Pond wetlands sit among dozens of smaller parks across the suburb. Sunnybank Plaza is about 9 minutes away by road.

Schools

Most of Calamvale is in Calamvale Community College's secondary catchment

State primary schools: about half the suburb is in the Calamvale Community College catchment, and the rest is split between the Stretton State College, Runcorn Heights State School and Algester State School catchments, with a very small part in Sunnybank Hills State School’s.

State secondary schools: most of Calamvale is in the Calamvale Community College catchment for Years 7 to 12, and the rest is in the Stretton State College catchment. Calamvale Special School is also in the suburb.

Non-state schools in Calamvale: Wisdom College, an independent school established in 2011. Nearby: St Stephen’s School in Algester (Catholic, Prep to Year 6) and the Autism Queensland Education and Therapy Centre in Sunnybank Hills.

Catchments change, and the boundary follows streets, not suburbs. Check any address on the Queensland Government’s school catchment map before you rely on it.

Getting around

Worth knowing

Three things a Calamvale owner can look up

  • Flood information: Brisbane City Council’s Flood Awareness Map gives general flood awareness information for an address, and its FloodWise Property Report is the technical report for building and planning.
  • Townhouses: 2,094 of Calamvale’s 5,839 homes are townhouses, and 1,964 of those have two storeys or more.
  • Zoning: Brisbane City Council’s minor amendment package U, adopted in August 2025, moved several Calamvale sites out of the emerging community zone, mostly into residential zones and one into the district centre zone, to match development approvals already given.
