Gold Coast property management

If you own a unit in Miami QLD, you are letting the home most Miami tenants rent: 650 of the suburb's 1,207 rented homes are units. Miami is a beachside suburb of the City of Gold Coast, between Mermaid Beach and Burleigh Heads. Since August 2026 the light rail has stopped here on its way to Burleigh Heads. This guide covers what Miami rents for, what it is like to live in, and how we would manage your property here.

Your property in Miami

Miami's homes are split almost evenly three ways

Of Miami’s 3,075 occupied homes, 966 are houses, 969 are townhouses and 1,125 are units, so no one kind of home sets the pattern. Two in five have two bedrooms, and almost three in ten households are one person living alone. Every rental application is reviewed in detail and checked for accuracy: identity, references and tenancy databases, following Queensland’s legislation. If we wouldn’t put them in our own home, we won’t put them in yours.

The record made on the first day is what the home is measured against at the end. Every entry condition report has hundreds of photos and a 360° walkthrough of the whole property. Grant Drennan, our founder and Director, is an investor himself and the constant behind every property we manage. Start with a free Investor Portfolio Review: a look at your whole portfolio, not just the one property. Rental appraisals are free, with no obligation.

Miami QLD rents

What new Miami tenancies were signed at last quarter

You want to know what Miami rents for before you decide anything. Here are the RTA’s median weekly rents for new tenancies in Miami, by type and bedroom.

Type and bedrooms Median weekly rent Quarter
All homes $900 September 2026
Unit, 2 bedrooms $800 September 2026
House, 2 bedrooms $800 September 2026
House, 4 bedrooms $1,800 September 2026
Townhouse, 2 bedrooms $800 September 2026
Townhouse, 3 bedrooms $1,150 September 2026

Apart from all homes and two-bedroom units, each figure rests on only 10 to 13 new leases, so read them as a guide. Three-bedroom houses and one-bedroom units are left out: their medians are too unsteady to rely on. Too few three-bedroom units were leased for a median.

A median is the middle of every new lease across the suburb, not a figure for your home. A free rental appraisal tells you what yours would rent for.

Living in Miami

Miami took its name from Florida a century ago

Miami’s name goes back to the early 1920s, when a real-estate development at North Burleigh was planned as Miami Shore, after Miami Shores in Florida. Hotel Miami opened in 1925. Miami State High School opened in 1963 as Burleigh State High School, and its sign on the Gold Coast Highway is on the Gold Coast Local Heritage Register.

Pizzey Park, a sporting complex that opened in 1969 on a 60-hectare site, sits on Miami’s border with Mermaid Waters, and the Gold Coast Burleigh Golf Club has an 18-hole course in the suburb. Miami Marketta is on Hillcrest Parade. The beach has two surf clubs, Miami Beach and North Burleigh, and Nobby Beach sits on the border with Mermaid Beach.

Schools

All of Miami is in the Miami State High School catchment

State primary schools: most of Miami is in the Miami State School catchment, although the school itself is in Mermaid Waters. A smaller part is in the Burleigh Heads State School catchment, and a sliver in Caningeraba State School’s. There is no primary school inside Miami.

State secondary schools: the whole suburb is in the catchment of Miami State High School, which is in Miami, for Years 7 to 12.

Non-state schools: none are in Miami, and the only one within about 2 km is Mastery Schools Australia in Varsity Lakes (Years 4 to 10). Further out: Marymount College and Marymount Primary in Burleigh Waters, St Andrews Lutheran College in Tallebudgera, St Vincent’s Primary in Clear Island Waters and Somerset College in Mudgeeraba.

Catchments change, and the boundary follows streets, not suburbs. Check any address on the Queensland Government’s school catchment map before you rely on it.

Getting around

Miami has light rail now, but no train

Since 9 August 2026, Gold Coast light rail has run through to Burleigh Heads, with new stations named Miami North, Miami and Christine Avenue. There is no train station: the Gold Coast line ends at Varsity Lakes. The Gold Coast Highway runs through Miami from north to south, and Pacific Avenue and Christine Avenue lead west. By road and without traffic, Surfers Paradise is about 13 minutes away (8.2 km), Gold Coast Airport about 20 minutes (14.1 km) and Brisbane’s CBD about 71 minutes (85.7 km).

Worth knowing

Three things a Miami owner can look up

  • Flood levels: the City of Gold Coast’s Flood level search gives the designated flood level for a property. The council notes it covers riverine flooding only, not local flash flooding.
  • Units in Miami: two in three are in blocks of three storeys or fewer, and 39 are in blocks of nine storeys or more.
  • Planning: the council’s City Plan interactive mapping is where to look up the planning information for any Miami address.
