Gold Coast property management
If you own a two-bedroom unit in Burleigh Heads, you own the home behind almost half the suburb's new tenancies: 94 of its 196 new bonds in the September quarter of 2026. Burleigh Heads runs from Burleigh Head and the James Street precinct on the coast to West Burleigh, inland along Tallebudgera Creek. This guide covers what Burleigh Heads rents for, what it is like to live in, how we would manage your property here, and Tallebudgera next door.
Your property in Burleigh Heads
Two in three Burleigh Heads rentals are units
Of the 1,424 homes rented in Burleigh Heads at the 2021 Census, 938 were units. Most of the suburb’s units are in blocks of three storeys or more. Each new tenancy means choosing a tenant and recording the unit’s condition all over again. Every rental application is reviewed in detail and checked for accuracy: identity, references and tenancy databases, following Queensland’s legislation. If we wouldn’t put them in our own home, we won’t put them in yours.
Every entry condition report has hundreds of photos and a 360° walkthrough of the whole property. Grant Drennan, our founder and Director, is an investor himself and the constant behind every property we manage. Start with a free Investor Portfolio Review: a look at your whole portfolio, not just the one property. Rental appraisals are free, with no obligation.

What Burleigh Heads rents for
A two-bedroom Burleigh Heads unit rented at a median of $875 last quarter
You want to know what Burleigh Heads rents for before you decide anything. These are the RTA’s median weekly rents for new tenancies here, for the homes whose figures held steady.
| Type and bedrooms | Median weekly rent | Quarter |
|---|---|---|
| All homes | $930 | September 2026 |
| House, 4 bedrooms | $1,400 | September 2026 |
| Unit, 2 bedrooms | $875 | September 2026 |
One- and three-bedroom units and three-bedroom townhouses are left out: their medians moved too far from quarter to quarter to rely on. Two- and three-bedroom houses and two-bedroom townhouses had too few new leases for the RTA to publish a median, and the four-bedroom house figure rests on 13.

A median is the middle of every new lease across the suburb, not a figure for your home. A free rental appraisal tells you what yours would rent for.
Living in Burleigh Heads
Burleigh Heads has a national park on its headland
Burleigh Head is an 80-metre headland at the northern mouth of Tallebudgera Creek, and the town behind it was surveyed in November 1871. The row of Norfolk pines along the esplanade was planted by local shopkeepers in 1934. Burleigh Head National Park and the Jellurgal Aboriginal Cultural Centre are both inside the suburb, along with David Fleay Conservation Park. Tallebudgera Creek Conservation Park runs along the creek.
The James Street precinct has cafés, delis, restaurants and shops. The Burleigh Heads Art and Craft Beachfront Market and a farmers market both trade here. The branch library, Rackley Swimming Pool, Alby Adams Park and the Warren Young Lifeguard Centre are all inside the boundary.

Tallebudgera
**Anchor (suggested):** #tallebudgera
Tallebudgera is Burleigh Heads’ neighbour along Tallebudgera Creek. In 1904, about 10,000 acres were advertised for auction as the Tallebudgera and Currumbin Estate, in dairy farms of 72 to 557 acres. Almost every home is a separate house, and fewer than one in ten is rented. Too few leases began last quarter for the RTA to publish a median. By land area, most of it is in Tallebudgera State School’s catchment, and all of it in Elanora State High School’s. The council’s Bushfire hazards page links its bushfire potential area map. We manage properties in Tallebudgera too.

Schools
Burleigh Heads is split mainly between three high school catchments
State primary schools: by land area, about half of Burleigh Heads is in the Burleigh Heads State School catchment and about a third in Caningeraba State School’s, with small parts in the Varsity College and Tallebudgera State School catchments. Burleigh Heads State School opened in 1917 as Burleigh State School.
State secondary schools: by land area, for Years 7 to 12, Burleigh Heads is split between the Miami State High School, Elanora State High School and Varsity College catchments, with slivers in Robina State High School’s and Palm Beach-Currumbin State High School’s.
Non-state schools: the Queensland Government’s school data lists none in Burleigh Heads. Nearby are Marymount College and Marymount Primary, both Catholic, in Burleigh Waters, and St Andrews Lutheran College (Prep to Year 12) in Tallebudgera.
Catchments change, and the boundary follows streets, not suburbs. Check any address on the Queensland Government’s school catchment map before you rely on it.
Getting around
The light rail reached Burleigh Heads in August 2026
Since 9 August 2026, trams have run from Burleigh Heads through Miami, Nobby Beach and Mermaid Beach to Broadbeach, with stations at Burleigh Heads and Second Avenue. From 7 September 2026, the Queensland Government’s new route 701 bus is to run every 15 minutes between 7am and 7pm, seven days a week, from The Pines in Elanora through Burleigh Heads to Varsity Lakes station and Robina. The nearest train station is Varsity Lakes, about 13 minutes away (11.6 km). By road and without traffic, Surfers Paradise is about 16 minutes away (11.3 km), Gold Coast Airport about 15 minutes (11.9 km) and Brisbane’s CBD about 71 minutes (90.1 km).
Worth knowing
Four things a Burleigh Heads owner can look up
- Flood levels: the City of Gold Coast’s Flood level search gives the designated flood level for a property. The council notes it covers riverine flooding only, not local flash flooding.
- Coastal mapping: the council’s Coastal hazards page links its Coastal risk awareness map.
- Body corporate: units and townhouses are 2,569 of the suburb’s 4,246 occupied homes, and 465 units are in blocks of nine storeys or more. If yours is in a body corporate scheme, the Queensland Government sets out who maintains what.
- The GC Surfer: in June 2026 the Queensland Government announced a metro-style service every ten minutes between Robina, Varsity Lakes, Burleigh Heads, Gold Coast Airport and Coolangatta, planned for delivery by the 2032 Games. Planning continues, and there is no opening date.
