Brisbane property management
Owning a rental in Runcorn means offering tenants two train stations inside the suburb: Runcorn and Fruitgrove, both on the Beenleigh line. Runcorn is a Brisbane City Council suburb about 18 km south of the CBD by road, with Sunnybank Hills, Kuraby and Eight Mile Plains among its neighbours. This guide covers what Runcorn rents for, what it is like to live in, and how we would manage your property here.
Your property in Runcorn
Four in ten Runcorn rentals are townhouses
Of the 1,808 rented homes in Runcorn at the 2021 Census, 1,044 were houses and 764 were townhouses. Griffith University’s Nathan campus is about 12 minutes away by road, and 882 residents were in higher education. Every commitment below holds in Brisbane, inspections included. Every rental application is reviewed in detail and checked for accuracy: identity, references and tenancy databases, following Queensland’s legislation. If we wouldn’t put them in our own home, we won’t put them in yours.
If rent falls behind, your tenant hears from us every day from day 1, and on day 8 we issue the breach notice the legislation allows. Grant Drennan, our founder and Director, is an investor himself and the constant behind every property we manage. Start with a free Investor Portfolio Review: a look at your whole portfolio, not just the one property. Rental appraisals are free, with no obligation.

You want to know what Runcorn rents for before you decide anything. Here are the RTA’s median weekly rents for new tenancies in Runcorn, for the homes with enough new leases to rely on.

Living in Runcorn
Runcorn is named after a farm and grew from the 1960s
Runcorn takes its name from the Rev. J. McLaren’s farm, reportedly named after Runcorn in Cheshire, and the Williams family were its first settlers, in 1868. The Runcorn Bone Mill started in 1886, but widespread development came in the 1960s, and the population grew quickly over the next two decades. Runcorn Heights State School opened in 1975 and Runcorn State High School in 1986. The Queensland State Archives opened its building on Compton Road in 1993 and added a second in 2008.
Bulimba Creek runs along much of the suburb’s edge, and Brady Bushland Park, Williams Park, Hair Park and Wally Tate Park are inside it. Runcorn has a council pool and is home to Souths United, a Football Queensland Premier League club. For shopping there are Runcorn Plaza, the Compton Centre and Runcorn All Hours Shopping Centre.

Schools
Almost all of Runcorn is in Runcorn State High School's catchment
State primary schools: most of Runcorn is split between the Runcorn Heights State School and Warrigal Road State School catchments, with smaller parts in the Runcorn State School and Kuraby State School catchments and a very small part in Eight Mile Plains State School’s. Runcorn Heights State School is inside the suburb, and Runcorn State School, despite its name, sits in Sunnybank.
State secondary schools: almost all of Runcorn is in the Runcorn State High School catchment for Years 7 to 12, and the high school is in the suburb.
Non-state schools: none are inside Runcorn. Nearby: the Islamic College of Brisbane, with campuses in Kuraby (Years 7 to 12) and Karawatha (Prep to Year 12), and Our Lady of Lourdes Primary in Sunnybank (Catholic, Prep to Year 6).
Catchments change, and the boundary follows streets, not suburbs. Check any address on the Queensland Government’s school catchment map before you rely on it.
Getting around
Runcorn has two stations on the Beenleigh line
Runcorn station opened in 1885 and Fruitgrove in 1935, and both were renovated when the line from Salisbury to Kuraby was widened to three tracks, finished in 2008. Brisbane to Gold Coast trains do not stop at either. Beenleigh Road and Warrigal Road carry the suburb’s traffic toward the city, and Translink’s journey planner shows the current buses for any address. By road and without traffic, the CBD is about 18 minutes away, Brisbane Airport about 28 minutes (30.0 km) and Logan Hospital about 16 minutes (13.5 km).
Worth knowing
Three things a Runcorn owner can look up
- Flood information: Brisbane City Council’s Flood Awareness Map and its FloodWise Property Report show flood information for an address. The map gives general flood awareness information, and the report is a technical document.
- Townhouses: 1,455 of Runcorn’s 4,787 homes are townhouses, and 1,336 of those have two storeys or more.
- Planning: the council’s City Plan online interactive map can be searched by address, lot plan, street or suburb, so you can see what City Plan says about your Runcorn property.
