Be cautious if your property manager cannot clearly explain each fee on their schedule. Vague line items, unnecessary admin costs or charges that constantly vary month to month are red flags. Poor communication, slow response times and consistently late follow-up on maintenance requests usually indicate that you are being overcharged and under-serviced.

How to Negotiate or Review Your Fee Structure

Before negotiating, compare your current pricing with local competitors to understand the market average. If you feel you are paying too much, ask your property manager to justify each fee in writing. You can also request bundled pricing or performance-based incentives, especially if you own multiple properties.
