Brisbane property management
Owning a unit in Fortitude Valley means owning next to the city, with a station that every suburban line runs through. Fortitude Valley is a Brisbane City Council suburb about 1.6 km north-east of the CBD by road, with Fortitude Valley station, the Brunswick Street and Chinatown malls, Howard Smith Wharves and the Story Bridge. This guide covers what a Valley unit rents for, what the suburb is like to live in, and how we would manage your unit here.
Your property in Fortitude Valley
Almost every home in the Valley is a unit
In the 2021 Census, 5,061 of the Valley’s 5,251 homes were units, and so were 4,127 of its 4,230 rented homes. Nine in ten of its units have one or two bedrooms. In a suburb of similar units, the tenant you choose matters most. Every commitment below holds in Brisbane, inspections included. Every rental application is reviewed in detail and checked for accuracy: identity, references and tenancy databases, following Queensland’s legislation. If we wouldn’t put them in our own home, we won’t put them in yours.
When a tenancy ends, the question is what changed inside the unit. Every entry condition report has hundreds of photos and a 360° walkthrough of the whole property. Grant Drennan, our founder and Director, is an investor himself and the constant behind every property we manage. Start with a free Investor Portfolio Review: a look at your whole portfolio, not just the one property. Rental appraisals are free, with no obligation.

You want to know what a Valley unit rents for before you decide anything. Here are the RTA’s median weekly rents for new tenancies in Fortitude Valley, for the homes with enough new leases to rely on.
| Type and bedrooms | Median weekly rent | Quarter |
|---|---|---|
| All homes | $690 | September 2026 |
| Unit, 1 bedroom | $640 | September 2026 |
| Unit, 2 bedrooms | $795 | September 2026 |
Three-bedroom units are left out: their median has swung between $900 and $1,600 over the past year on few leases. Houses and townhouses had too few new leases for the RTA to publish a median.

A median is the middle of every new lease across the suburb, not a figure for your home. Rental appraisals are free, with no obligation.
Living in Fortitude Valley
The Valley is named after a ship that arrived in 1849
Fortitude Valley takes its name from the Fortitude, which brought Scottish immigrants to Brisbane in 1849, to land of the Turrbal and Jagera/Yuggera peoples. From the late 1890s the McWhirters and Beirne’s department stores made it a place to shop. In 2005 it became Australia’s first Special Entertainment Precinct.
Brunswick Street Mall, from 1991, and the Chinatown Mall on Duncan Street, from 1987, are its two pedestrian malls. The Emporium, the Judith Wright Centre of Contemporary Arts, the Institute of Modern Art and the Palace Centro cinema are all here. Each September the suburb hosts BIGSOUND.

Schools
All of the Valley is in Fortitude Valley State Secondary College's catchment
State primary schools: the suburb is split between the New Farm State School and Brisbane Central State School catchments, and there is no state primary school in the Valley itself.
State secondary schools: the whole suburb is in the Fortitude Valley State Secondary College catchment for Years 7 to 12. The college opened in 2020 on the site of the former Fortitude Valley State School.
Non-state schools in Fortitude Valley: All Hallows’ School (girls, Years 5 to 12), Angelorum College (Prep to Year 12), Humanitas High School (Years 7 to 12), and Music Industry College and The BUSY School (both Years 11 and 12). Nearby: Brisbane Grammar School, Brisbane Girls Grammar School and St James College in Spring Hill, St Joseph’s College, Gregory Terrace, and Holy Spirit School in New Farm.
Catchments change, and the boundary follows streets, not suburbs. Check any address on the Queensland Government’s school catchment map before you rely on it.
Getting around
Every suburban line stops at Fortitude Valley station
Fortitude Valley station, inside the Valley Metro centre, is served by all of Brisbane’s suburban and interurban lines, the Airport line included. It opened in 1890 as Brunswick Street and took its current name after an upgrade in 2008. Transport for Brisbane buses run through the suburb. By road and without traffic, the CBD is about 3 minutes away (1.7 km), the Royal Brisbane and Women’s Hospital about 4 minutes (2.0 km) and Brisbane Airport about 18 minutes (15.6 km).
Worth knowing
Three things a Valley owner can look up
- Flood information: Brisbane City Council’s Flood Awareness Map gives general flood awareness information for an address, and its FloodWise Property Report is the technical report for building and planning.
- High-rise: 2,504 of the Valley’s 5,251 homes are in blocks of nine storeys or more.
- Precinct plan: Brisbane City Council is preparing the Fortitude Valley Sustainable Growth Precinct Plan. The draft is due for feedback in late 2026, and approval and adoption into City Plan are listed for 2027.
