Your property in West End

West End's residents work more than they study

Professionals are the largest group of West End’s working residents, at 43.4%, while 11.9% of residents are at university. Couples with children make up one West End family in three, and one-parent families one in eight. With houses in the mix and families renting them, there is more to look after than in a one-bedroom unit, and you may not see it between tenancies. Every commitment below holds in Brisbane, inspections included. Routine inspections every 14 to 17 weeks, with a detailed report and quality photos sent to you, so you know your property’s condition.

Between inspections, you should not have to ask how things stand. Your own owner portal, showing your statements, bills, inspection reports and repair jobs at any time. Grant Drennan, our founder and Director, is an investor himself and the constant behind every property we manage. Start with a free Investor Portfolio Review: a look at your whole portfolio, not just the one property. Rental appraisals are free, with no obligation.

Living in West End

West End centres on Boundary Street, with the river on two sides

West End, South Brisbane and Highgate Hill together are Kurilpa, the "place of the water rat", and the area around upper Musgrave Park was an important Aboriginal camp. Settlers named the suburb after London’s West End and farmed it with orchards, and a tram line ran from 1885, electrified in 1897. Tristram’s Drink Factory at 79 Boundary Street, built in 1928 in the Mission Revival style, became a market in the 1990s.

The Brisbane River runs along West End’s western and southern sides, with Toowong, St Lucia and Milton across the water. Boundary Street is the centre of its cafés and restaurants, and Davies Park, where the Souths Logan Magpies play at the Bill Tyquin Oval, holds a big Saturday market. The suburb’s parks include Orleigh Park, Bunyapa Park, Boundary Street Park and People’s Park, and Kurilpa Library, Metro Arts and Urban Climb are all here.

Schools

Almost all of West End is in the West End State School catchment

State primary schools: almost all of the suburb is in the West End State School catchment, and the school is in the suburb, on Vulture Street. A tiny part is in the Ironside State School catchment.

State secondary schools: almost all of West End is in the Brisbane State High School catchment for Years 7 to 12, and a small part is in the Indooroopilly State High School catchment. Brisbane State High School is just east, in South Brisbane.

Non-state schools in West End: Arethusa College (Years 7 to 12), on Montague Road. Nearby: Somerville House and St Laurence’s College in South Brisbane, and St Ita’s Regional Primary School in Dutton Park.

Catchments change, and the boundary follows streets, not suburbs. Check any address on the Queensland Government’s school catchment map before you rely on it.

Worth knowing

Four things a West End owner can look up

  • Flood information: Brisbane City Council’s FloodWise Property Report and its Flood Awareness Map show flood information for an address.
  • Heritage: West End has a number of heritage-listed places, and the council’s City Plan mapping shows whether a heritage overlay applies to an address.
  • Units: 2,190 of West End’s 4,880 units are in blocks of nine storeys or more.
  • A bridge to Toowong: the council’s planned walking and cycling bridge from Toowong to West End is on hold, subject to funding availability.
