Gold Coast property management
If you own a three- or four-bedroom home in Ashmore, you own the typical Ashmore home: two in three homes here have three or four bedrooms. Ashmore is a City of Gold Coast suburb between Southport, Benowa and Molendinar, with the Nerang River on its south-western edge. This guide covers what Ashmore rents for, what it is like to live in and how we would manage your property here, with neighbouring Benowa and Molendinar.
Your property in Ashmore
More than half of Ashmore's rentals are houses
Of Ashmore’s 1,099 rented homes, 572 are separate houses, and six in ten rentals are let through an agent. A house with a yard is a lot to keep an eye on, and you may not see it from one tenancy to the next. Routine inspections every 14 to 17 weeks, with a detailed report and quality photos sent to you, so you know your property’s condition.
A family house gets daily use, and a small job left waiting can become a bigger one. Every maintenance request is acknowledged straight away and reviewed by your property manager within one business day. Grant Drennan, our founder and Director, is an investor himself and the constant behind every property we manage. Start with a free Investor Portfolio Review: a look at your whole portfolio, not just the one property. Rental appraisals are free, with no obligation.
You want to know what Ashmore rents for before you decide anything. Here are the RTA’s median weekly rents for new tenancies in Ashmore.
| Type and bedrooms | Median weekly rent | Quarter |
|---|---|---|
| All homes | $775 | September 2026 |
| House, 3 bedrooms | $875 | September 2026 |
| Townhouse, 3 bedrooms | $775 | September 2026 |
The townhouse figure rests on 10 new leases, the fewest the RTA publishes a median on, so read it as a guide. Four-bedroom houses and one-bedroom units are left out, because their medians have swung from quarter to quarter. 40 of 110 new bonds were in the RTA’s ‘other’ group, which has no published median.

A median is the middle of every new lease across the suburb, not a figure for your home. A free rental appraisal tells you what yours would rent for.
Living in Ashmore
Ashmore grew from a 1970s development and took its name in 1982
Ashmore was developed from the 1970s, when a Sydney investor bought land and built Ashmore Village, and the Ashmore Plaza shopping centre followed before the decade was out. Ashmore State School opened in January 1978, and the area was officially bounded and named Ashmore on 1 December 1982. Bellevue Park State School opened the next year in what was then Southport, and its site is now inside Ashmore.
Most of Ashmore is suburban housing, with business parks and industrial parks and a small area of farmland. Ashmore’s main retail area is on Southport–Nerang Road and includes Ashmore City Shopping Centre, and there is a TAFE campus on Heeb Street.

Benowa
Benowa is Ashmore’s neighbour to the south. It has two parts: established Benowa, north of Ashmore Road, and the canals of Benowa Waters. Six in ten homes are separate houses, and about one in five is rented. New leases had a median of $995 a week in the September quarter, on 95 bonds. Pindara Private Hospital and RACV Royal Pines Resort are here. Benowa State School, Benowa State High School and St Kevin’s School are inside the suburb. Benowa is in the City of Gold Coast. We manage properties in Benowa too.
Next door to Ashmore
Molendinar
Molendinar is Ashmore’s neighbour across Southport–Nerang Road, and the two share their longest boundary. It is named after a former station on the South Coast railway, open from 1889 to 1964. Homes sit beside the Molendinar Industrial Estate, a Queensland Government project begun in 1969. More than eight in ten homes are separate houses. Most of the suburb is in the Ashmore State School and Keebra Park State High School catchments. Molendinar is in the City of Gold Coast. We manage properties in Molendinar too.

Schools
Most of Ashmore is in the Ashmore State School catchment
State primary schools: most of the suburb is in the Ashmore State School catchment, with smaller parts in the Bellevue Park State School, Nerang State School and Southport State School catchments.
State secondary schools: Ashmore has no state high school of its own. About half the suburb is in the Keebra Park State High School catchment for Years 7 to 12, much of the rest in Benowa State High School’s, and a small part in Nerang State High School’s.
Non-state schools in Ashmore: Trinity Lutheran College’s Cotlew Street campus (Prep to Year 5) and Ashmore Road campus (Years 6 to 12), and Aquinas College (Years 7 to 12) and Guardian Angels’ Catholic Primary School, both on Edmund Rice Drive. Nearby, in Carrara: Emmanuel College, Josiah College and the Australian International Islamic College.
Catchments change, and the boundary follows streets, not suburbs. Check any address on the Queensland Government’s school catchment map before you rely on it.
Getting around
Gold Coast University Hospital is about seven minutes from the middle of Ashmore, without traffic
The Pacific Motorway (M1) forms Ashmore’s short western boundary, and Southport–Nerang Road runs along its northern edge. The nearest G:link light rail stations are on the Southport side, at Griffith University and Gold Coast University Hospital. By road and without traffic, Gold Coast University Hospital is about 7 minutes away (4.4 km), Southport and Surfers Paradise about 8 minutes each (5.2 km), Gold Coast Airport about 32 minutes (35.1 km) and Brisbane’s CBD about 57 minutes (72.1 km).
Worth knowing
Three things worth knowing as an Ashmore owner
- Flood levels: you can request a Flood level search report from the City of Gold Coast, which gives the designated flood level for a property, and its Planning for flood page has the map. The council notes the search covers riverine or regional flooding only, not local flash flooding.
- Townhouses: 943 of Ashmore’s homes are townhouses, about one in five, and 261 of them are rented.
- Planning: the council’s Mapping search lists its property maps, and points to City Plan interactive mapping for what applies to an address, including setback lines beside canals and waterways.
