Gold Coast property management
If you own a unit in Surfers Paradise, you own what nine in ten of its renters live in. Surfers Paradise is a central Gold Coast suburb that runs from the beach to the western bank of the Nerang River, with Main Beach to the north and Broadbeach to the south. This guide covers what it rents for, what it is like to live in and how we would manage your property here, with the Isle of Capri and Bundall.
Your property in Surfers Paradise
More than half of Surfers Paradise's units are in towers of nine storeys or more
Of the suburb’s 9,277 units, 5,264 are in blocks of nine storeys or more. In a high-rise unit, the condition is in the detail: benchtops, appliances, blinds and the balcony. Every entry condition report has hundreds of photos and a 360° walkthrough of the whole property.
Four in five of the 797 new leases signed here in the September quarter were for one- and two-bedroom units, and seven in ten rented homes are let through an agent. When something in a unit stops working, your tenant wants to know it has been heard, and so do you. Every maintenance request is acknowledged straight away and reviewed by your property manager within one business day. Grant Drennan, our founder and Director, is an investor himself and the constant behind every property we manage. Start with a free Investor Portfolio Review: a look at your whole portfolio, not just the one property. Rental appraisals are free, with no obligation.

What Surfers Paradise rents for
What new Surfers Paradise tenancies were signed at last quarter
You’ll want a figure before you decide anything. Here are the RTA’s median weekly rents for new tenancies in Surfers Paradise, for the homes with figures steady enough to rely on.
| Type and bedrooms | Median weekly rent | Quarter |
|---|---|---|
| All homes | $770 | September 2026 |
| Unit, 1 bedroom | $620 | September 2026 |
| Unit, 2 bedrooms | $850 | September 2026 |
| Townhouse, 3 bedrooms | $1,000 | September 2026 |
The three-bedroom townhouse figure rests on 10 new leases, so read it as a guide. Three-bedroom units and three- and four-bedroom houses are left out: their medians swing too much to rely on. Two-bedroom houses and townhouses had too few new leases for the RTA to publish a median.

A median is the middle of every new lease across the suburb, not a figure for your home. A free rental appraisal tells you what yours would rent for.
Living in Surfers Paradise
Surfers Paradise was called Elston until 1933
The suburb was Elston until 1 December 1933, when it took the name Surfers Paradise, first recorded at a 1917 land auction. Jim Cavill had opened the Surfers Paradise Hotel in 1925. The first high-rise, Kinkabool on Hanlan Street, went up in 1959 and is heritage listed, as are the Pink Poodle sign on Fern Street, the Matey Memorial in Cavill Park and St Margaret’s Church.
On the river side, the suburb takes in Chevron, Cronin and Macintosh Islands and Budds Beach. Cavill Mall, the Paradise Centre, Circle on Cavill, the SkyPoint Observation Deck on Clifford Street and the Surfers Paradise Surf Life Saving Club are all here. So are Chevron Renaissance Shopping Centre, HOTA, Home of the Arts, and the City of Gold Coast’s council chambers on Bundall Road.
Part of Surfers Paradise
Isle of Capri
The Isle of Capri is a canal neighbourhood on the western bank of the Nerang River, in the south-west of Surfers Paradise, and despite its name it is not an island. It was cane land for the Benowa mill in the late 1800s, then a dairy, until developer Efim Zola began a canal estate in the 1950s and named it after Capri. Surfers Paradise State School is here, on St Andrews Avenue. Its rents and Census figures are counted in Surfers Paradise’s, so this page’s figures include it. We manage properties on the Isle of Capri too.
Next door to Surfers Paradise
Bundall
Bundall is Surfers Paradise’s neighbour to the west, with Bundall Road on its eastern edge and the Nerang River to its south, and shares the 4217 postcode. Edmund Henry Price settled it in 1862 and established a sugarcane plantation; dairy farming came later. Unlike its neighbour, it is a suburb of houses: nearly three in four homes are separate houses, and about one in four is rented. Most of it is in the Benowa State School and Benowa State High School catchments. The Gold Coast Turf Club’s racecourse is here. We manage properties in Bundall too.

Schools
Surfers Paradise has its own state primary school but no state high school
State primary schools: almost all of Surfers Paradise is in the Surfers Paradise State School catchment, and a sliver is in Bellevue Park State School’s.
State secondary schools: there is no state high school inside the suburb, and it is split between four catchments for Years 7 to 12. The largest parts are in the Keebra Park and Benowa State High School catchments, with smaller parts in Southport State High School’s and Merrimac State High School’s.
Non-state schools: the Queensland Government’s school data lists none inside Surfers Paradise. Nearby: The Southport School and St Hilda’s School in Southport, and St Vincent’s Primary School on Fairway Drive.
Catchments change, and the boundary follows streets, not suburbs. Check any address on the Queensland Government’s school catchment map before you rely on it.
Getting around
Surfers Paradise has six light rail stations of its own
There is no train in Surfers Paradise, but six G:link stations are inside it: Surfers Paradise North, Northcliffe, Surfers Paradise, Cavill Avenue, Cypress Avenue and Florida Gardens. Stage 3 opened to passengers on 9 August 2026, so trams now run on from Broadbeach to Burleigh Heads. A Greyhound coach terminal and a ferry terminal are mapped in the suburb, and the Gold Coast Highway runs through it. By road and without traffic, Southport is about 8 minutes away (4.6 km), Gold Coast Airport about 29 minutes (26.4 km) and Brisbane’s CBD about 63 minutes (76.4 km).
Worth knowing
Four things a Surfers Paradise owner can look up
- Flood levels: the City of Gold Coast’s Flood level search gives the designated flood level for a property. The council notes it covers riverine flooding only, not local flash flooding.
- Beachfront and waterfront: the council’s Mapping search covers coastal erosion and building setbacks for waterfront properties.
- Light rail west: the council’s City Transport Strategy 2031 proposes a light rail extension from Surfers Paradise to Bundall. The council’s page gives no timetable.
- The new planning scheme: on 10 March 2026 the council endorsed nine directions for growth, and residents are to be able to make formal submissions on the new scheme in 2027.
