Brisbane property management

If you own a unit in Kangaroo Point, you own what nine in ten of its renters live in: 2,598 of the suburb's 2,909 rented homes are units. Kangaroo Point is the Brisbane peninsula directly across the river from the CBD, and home to the Story Bridge and the Kangaroo Point Cliffs. This guide covers what Kangaroo Point rents for, what it is like to live in, and how we would manage your property here.

Living in Kangaroo Point

Kangaroo Point's cliffs were quarried for stone

Kangaroo Point is a peninsula of hard volcanic rock. For decades it was a heavy engineering and shipbuilding district, and Evans Deakin built the largest ship ever made on the Brisbane River here. The Story Bridge opened in July 1940. High-rise towers stand toward the northern tip, with lower blocks and Queenslander houses to the south.

Stone was quarried from the Kangaroo Point Cliffs from the 1820s until 1976. They are heritage listed and used for climbing, abseiling and picnics. Kangaroo Point Cliffs Park, Captain Burke Park, Raymond Park, Kangaroo Point Park and C.T. White Park are all in the suburb, and so is Riverlife, a riverside sports and activity centre. St Vincent’s Private Hospital Brisbane and Shafston International College are here too.

Schools

Almost all of Kangaroo Point is in the East Brisbane State School catchment

State primary schools: almost all of the suburb is in the East Brisbane State School catchment, and the school is in neighbouring East Brisbane. Small parts are in three other catchments: Dutton Park, New Farm and Brisbane Central.

State secondary schools: almost all of Kangaroo Point is in the Coorparoo Secondary College catchment for Years 7 to 12, and the school is in Coorparoo. Small parts are in the Fortitude Valley State Secondary College and Brisbane State High School catchments.

Non-state schools in Kangaroo Point: St Joseph’s Primary School on Leopard Street (Catholic, Prep to Year 6). Nearby: Somerville House and St Laurence’s College in South Brisbane, the Anglican Church Grammar School in East Brisbane, and Holy Spirit School in New Farm.

Catchments change, and the boundary follows streets, not suburbs. Check any address on the Queensland Government’s school catchment map before you rely on it.

Getting around

Kangaroo Point has no train station, so the bridges do the work

Kangaroo Point has no train station. The Story Bridge carries traffic to the CBD and Fortitude Valley, the Pacific Motorway starts at the Captain Cook Bridge, and the Kangaroo Point Bridge, opened in December 2024, is for walking and cycling to the CBD. Cross River Rail’s nearest station will be Woolloongabba. By road and without traffic, Queen Street Mall is about 7 to 8 minutes away (about 4 km) and Brisbane Airport about 20 minutes (about 18 km).

Worth knowing

Four things a Kangaroo Point owner can look up

  • Flood information: Brisbane City Council’s FloodWise Property Report and its Flood Awareness Map show flood information for an address.
  • Units: four in five of Kangaroo Point’s units are in blocks of four storeys or more.
  • A priority development area: part of Kangaroo Point is inside the Woolloongabba Priority Development Area, declared in 2023, where Economic Development Queensland assesses development applications.
  • Heritage: Kangaroo Point has many heritage-listed places, and the council’s City Plan mapping shows whether a heritage overlay applies to an address.
