Gold Coast property management
If you own a unit in Coolangatta QLD, you own the kind of home most of its renters live in: 1,027 of the suburb's 1,213 rented homes are units. Coolangatta is the Gold Coast's southernmost suburb, on the Queensland to New South Wales border at Point Danger, with Tweed Heads across it. This guide covers what Coolangatta rents for, what it is like to live in, Tugun and Bilinga beside the airport, and how we would manage your property here.
Your property in Coolangatta
Most new Coolangatta tenancies are two-bedroom units
More than half of Coolangatta’s homes have two bedrooms, and two in three rented homes are let through an agent. Every new lease starts with choosing who will live in your unit. Every rental application is reviewed in detail and checked for accuracy: identity, references and tenancy databases, following Queensland’s legislation. If we wouldn’t put them in our own home, we won’t put them in yours.
You don’t need to drive to the border to know how your unit is going. With us, you have your own owner portal, showing your statements, bills, inspection reports and repair jobs at any time. Grant Drennan, our founder and Director, is an investor himself and the constant behind every property we manage. Start with a free Investor Portfolio Review: a look at your whole portfolio, not just the one property. Rental appraisals are free, with no obligation.

What Coolangatta rents for
What new Coolangatta tenancies were signed at last quarter
You want to know what Coolangatta rents for before you decide anything. Here are the RTA’s median weekly rents for new tenancies in Coolangatta.
| Type and bedrooms | Median weekly rent | Quarter |
|---|---|---|
| All homes | $870 | September 2026 |
| Unit, 1 bedroom | $670 | September 2026 |
| Unit, 2 bedrooms | $850 | September 2026 |
The one-bedroom figure rests on 15 new leases, so read it as a guide. Three-bedroom units are left out: their median swings too much to rely on. Houses and townhouses have no median, because only a handful of each start a new lease in a quarter and the RTA published none.

A median is the middle of every new lease across the suburb, not a figure for your home. A free rental appraisal tells you what yours would rent for.
Living in Coolangatta
Coolangatta is named after a ship wrecked on its beach
Coolangatta is one of the Gold Coast’s earliest settlements, with a convict station from about 1828. It takes its name from the schooner Coolangatta, wrecked on the beach on 18 August 1846, and the township was surveyed in 1883.
The suburb takes in three neighbourhoods, Kirra, Greenmount and Rainbow Bay, and three beaches: Kirra, Coolangatta and Greenmount. Point Danger’s lighthouse and lookout stand on the headland, and Boundary Street runs along the ridge. There are four surf life saving clubs, and the Cooly Rocks On festival runs each June. Kirra Hill, Queen Elizabeth Park, Goodwin Park and Apex Park at Snapper Rocks are all inside the suburb, with Kirra Village for shopping and TAFE Queensland’s Coolangatta campus.

Four things a Coolangatta owner can look up
- Flood and coast: the City of Gold Coast’s Flood level search gives the designated flood level for a property and covers riverine flooding only. The council also has Coastal hazards and Landslide hazards pages.
- Aircraft noise: Gold Coast Airport’s noise information page gives its curfew, 11pm to 6am Queensland time, and points to its noise contour map (the ANEF) in its 2024 master plan.
- Units in tall buildings: 483 of Coolangatta’s units are in blocks of nine storeys or more.
- Future rail: in July 2026 the Queensland Government said it is preserving the corridor from Varsity Lakes to Gold Coast Airport for future rail.
