Gold Coast property management

If you own a townhouse in Labrador, you own what nearly half its renters live in. Labrador QLD is a City of Gold Coast suburb that overlooks the Broadwater to the east, with Southport on its southern border and Biggera Waters to the north. This guide covers what Labrador rents for, what it is like to live in and how we would manage your property here.

Your property in Labrador QLD

About 350 new Labrador tenancies start every quarter

Over the past year, about 350 new tenancies began in Labrador in an average quarter, more than twice as many as in Biggera Waters next door. Each of them started with somebody choosing a tenant. Every rental application is reviewed in detail and checked for accuracy: identity, references and tenancy databases, following Queensland’s legislation. If we wouldn’t put them in our own home, we won’t put them in yours.

Eight in ten Labrador homes are townhouses or units. In a townhouse or unit, a leak or a fault can reach the home next door, so you want to know what a job involves before anything is spent. No money spent on repairs or maintenance without your approval, except emergency repairs the law allows. Grant Drennan, our founder and Director, is an investor himself and the constant behind every property we manage. Start with a free Investor Portfolio Review: a look at your whole portfolio, not just the one property. Rental appraisals are free, with no obligation.

Labrador QLD rents

What new Labrador tenancies were signed at last quarter

You want to know what Labrador rents for before you decide anything. Here are the RTA’s median weekly rents for new tenancies in Labrador.

Type and bedrooms Median weekly rent Quarter
All homes $700 September 2026
Unit, 2 bedrooms $700 September 2026
Unit, 3 bedrooms $865 September 2026

Townhouse, 3 bedrooms $810 September 2026

Four-bedroom houses and one-bedroom units are left out: their medians were too unsteady to rely on. 60 of 329 new bonds were in the RTA’s ‘other’ group, which has no published median.

A median is the middle of every new lease across the suburb, not a figure for your home. A free rental appraisal tells you what yours would rent for.

Living in Labrador

Labrador was first sold as Mr Muir's Central Southport Estate

Robert Muir and John Lennon bought the land in April 1878 and advertised it as "Mr Muir’s Central Southport Estate". Muir is believed to have named the area after a fishery in north-eastern Canada. The Labrador Hotel was built about 1881, and the Grand Hotel at Deepwater Point opened in 1886; a new Grand Hotel opened there in 2001. Labrador State School opened in 1921 with 17 students.

Marine Parade follows Labrador’s Broadwater edge, and Ian Dipple Lagoon is a beach on the water. Biggera Creek flows out of Labrador into Biggera Waters on its way to the Broadwater. Labrador had 15,391 residents at the 2006 Census and has grown at every Census since.

Schools

Most of Labrador is in the Southport State High School catchment

State primary schools: most of Labrador is in the Labrador State School catchment, with smaller parts in the Musgrave Hill State School and Biggera Waters State School catchments.

State secondary schools: there is no high school in the suburb. Most of it is in the Southport State High School catchment for Years 7 to 12, and a smaller part is in the Coombabah State High School catchment.

Non-state schools: none in Labrador itself. Nearby: St Hilda’s School in Southport (Anglican, Prep to Year 12), and Guardian Angels’ Catholic Primary School and Aquinas College (Years 7 to 12) in Ashmore.

Catchments change, and the boundary follows streets, not suburbs. Check any address on the Queensland Government’s school catchment map before you rely on it.

Getting around

Southport and the hospital are six minutes from Labrador

Labrador has no railway station; Helensvale station is about 11 minutes away by road (8.5 km). Brisbane Road runs through the suburb. By road and without traffic, Southport is about 6 minutes away (3.8 km), and so is Gold Coast University Hospital (4.7 km). Surfers Paradise is about 12 minutes (8.1 km), Gold Coast Airport about 37 minutes (39.5 km) and Brisbane’s CBD about 57 minutes (70.9 km).

Worth knowing

Four things a Labrador owner can look up

  • Flood levels: the City of Gold Coast’s Flood level search gives the designated flood level for a property. The council notes it covers riverine flooding only, not local flash flooding.
  • A Labrador light rail station: the Queensland Government’s June 2026 announcement names Labrador as one of three new stations on a light rail extension from Gold Coast University Hospital to Harbour Town. It is planned for delivery by the 2032 Games; no construction date has been given.
  • Units in tall buildings: 684 of Labrador’s units are in blocks of nine storeys or more.
  • Planning: the council’s City Plan interactive mapping shows flood depth and the flood overlay for any Labrador address.
