Brisbane property management
If you own a unit in South Brisbane, you are letting it in a suburb where 1,493 new rental bonds were lodged in three months. South Brisbane is the inner-city suburb on the southern bank of the Brisbane River, across from the CBD, and takes in South Bank, the Queensland Cultural Centre and the Mater hospitals. This guide covers what South Brisbane rents for, what it is like to live in, and how we would manage your property here.
Your property in South Brisbane
Almost half of South Brisbane's residents are 20 to 34
Almost half of South Brisbane’s residents are aged 20 to 34. The Mater hospitals, the Queensland Children’s Hospital, Griffith University’s South Bank campus and TAFE Queensland South Bank are all in the suburb. A tenant early in their working life often has a short rental history, which gives you less to go on. Every rental application is reviewed in detail and checked for accuracy: identity, references and tenancy databases, following Queensland’s legislation. If we wouldn’t put them in our own home, we won’t put them in yours.
Every commitment below holds in Brisbane, inspections included. Every maintenance request is acknowledged straight away and reviewed by your property manager within one business day. No money spent on repairs or maintenance without your approval, except emergency repairs the law allows. Grant Drennan, our founder and Director, is an investor himself and the constant behind every property we manage. Start with a free Investor Portfolio Review: a look at your whole portfolio, not just the one property. Rental appraisals are free, with no obligation.

Average rent in South Brisbane
What new South Brisbane unit leases were signed at last quarter
You want to know what a South Brisbane unit rents for before you decide anything. Here are the RTA’s medians for new tenancies, by bedroom.
| Type and bedrooms | Median weekly rent | Quarter |
|---|---|---|
| Unit, 1 bedroom | $700 | September 2026 |
| Unit, 2 bedrooms | $900 | September 2026 |
| Unit, 3 bedrooms | $1,400 | September 2026 |
The all-homes median is left out: it swung between $539 and $720 in 2026 as the mix of leases changed. Too few houses and townhouses were leased for a median.
960 of 1,493 new bonds were in the RTA’s ‘other’ group, which has no published median.

A median is the middle of every new lease across the suburb, not a figure for your home. Rental appraisals are free, with no obligation.
Living in South Brisbane
South Bank grew out of Expo 88, on what were wharves
South Brisbane is named for where it sits, south of the river. Its first land was sold in 1843, it was its own municipality from 1888, and it became part of Greater Brisbane in 1925. Much of the suburb was industrial until World Expo ’88 was built on former wharves and industrial land, and South Bank Parklands followed. Musgrave Park has long been a Murri gathering place.
South Bank Parklands, Streets Beach, the Wheel of Brisbane and the Queensland Cultural Centre are all inside the suburb. The Cultural Centre holds the Queensland Performing Arts Centre, the Queensland Art Gallery, the Gallery of Modern Art and the State Library of Queensland. The Queensland Maritime Museum’s HMAS Diamantina, Kurilpa Point Park and the Brisbane Convention & Exhibition Centre are here too. Grey Street and Little Stanley Street have restaurants and boutiques.

Schools
Brisbane State High School is in South Brisbane, and its catchment covers almost all of it
State primary schools: there is none inside South Brisbane. Most of the suburb is in the West End State School catchment, most of the rest in Dutton Park State School’s, and a sliver in Brisbane Central State School’s.
State secondary schools: Brisbane State High School is inside the suburb, on Vulture Street, and almost all of South Brisbane is in its catchment for Years 7 to 12. Small parts are in the Fortitude Valley State Secondary College and Brisbane South State Secondary College catchments.
Non-state schools in South Brisbane: Somerville House (girls, Prep to Year 12) and St Laurence’s College (Catholic, boys, Years 5 to 12). Nearby: Arethusa College in West End, St Joseph’s Primary School in Kangaroo Point, and Brisbane Grammar School and Brisbane Girls Grammar School in Spring Hill.
Catchments change, and the boundary follows streets, not suburbs. Check any address on the Queensland Government’s school catchment map before you rely on it.
Getting around
South Brisbane has two train stations and three busway stations
South Brisbane and South Bank stations are both in the suburb, on the Beenleigh, Cleveland and Gold Coast lines, with some services at peak times only. Cultural Centre, South Bank and Mater Hill stations are on the South East Busway, and there is a ferry terminal at South Bank. On foot, the Kurilpa, Goodwill and Neville Bonner bridges cross to the city, and the Kurilpa and Goodwill bridges take bikes too. By road and without traffic, Queen Street Mall is about 7 minutes away (3.8 km) and Brisbane Airport about 22 minutes (19.3 km).

- Units in towers: two in three of South Brisbane’s units are in blocks of nine storeys or more.
- Brisbane Metro: the council launched its M1 and M2 Metro routes in 2025 and is exploring extensions to the north, the east, further south and the airport.
- A priority development area: part of South Brisbane is inside the Woolloongabba Priority Development Area, where Economic Development Queensland assesses development applications.
