Gold Coast property management
If you own a unit in Biggera Waters, you own what three in four of its renters live in. Biggera Waters is a City of Gold Coast suburb on the western side of the Broadwater, between Labrador and Runaway Bay, with Harbour Town on Brisbane Road. This guide covers what Biggera Waters rents for, what it is like to live in and how we would manage your property here, with Hollywell and Paradise Point further north along the Broadwater.
Your property in Biggera Waters
Four in ten Biggera Waters units are in towers
Six in ten Biggera Waters homes are units, and four in ten of those units are in blocks of nine storeys or more. In a unit, what belongs to you and what belongs to the building can blur, so the record made at the start of each tenancy matters. Every entry condition report has hundreds of photos and a 360° walkthrough of the whole property.
The end of a fixed term is the time to check where your rent sits. Rent reviewed 90 days before a fixed-term tenancy ends. Grant Drennan, our founder and Director, is an investor himself and the constant behind every property we manage. Start with a free Investor Portfolio Review: a look at your whole portfolio, not just the one property. Rental appraisals are free, with no obligation.

A median is the middle of every new lease across the suburb, not a figure for your home. A free rental appraisal tells you what yours would rent for.
Living in Biggera Waters
A bridge at Lands End in 1960 opened up the north of Biggera Waters
Biggera Waters was subdivided in the late 19th century and settled by fishing and farming families. In 1960 a bridge opened across the mouth of Biggera Creek at Lands End, the headland where the creek meets the Broadwater, and the northern side opened up to more housing. Biggera Waters State School followed in 1970. One account, by F.J. Watson, gives "Bigera" as the Yugambeh name for the red ironbark.
Harbour Town Outlet Shopping Centre stands on Brisbane Road, on the site of the old Southport drive-in. Across the Broadwater lie South Stradbroke Island, Wave Break Island and The Spit at Main Beach. Perry Park, Apex Park and Stradbroke Park are among the suburb’s small parks.
North along the Broadwater
Hollywell
Only one home in five in Hollywell is rented, and more than four in ten are owned outright. Pine Ridge Conservation Park covers the south-west quarter of its land. Runaway Bay Marina is in the south-east corner of Hollywell, and two boat ramps are on Centenary Drive. The name comes from the house of Joseph Wood Proud, Mayor of Southport from 1934 to 1948. Most of Hollywell is in the Coombabah State School and Coombabah State High School catchments. Hollywell is in the City of Gold Coast. We manage properties in Hollywell too.
North along the Broadwater
Paradise Point
In the September 2026 quarter, 57 new leases were signed in Paradise Point, at an RTA median of $850 a week. One home in three is a townhouse, and more than half its families are couples without children. Ephraim Island, at its southern end, is joined by a bridge from Falkinder Avenue, and the canal estate of Sovereign Islands sits at its northern point. Paradise Point Village has shops and eateries on the Esplanade, beside the Esplanade parklands. Paradise Point is in the City of Gold Coast. We manage properties in Paradise Point too.

Worth knowing
Three things a Biggera Waters owner can look up
- Flood levels: the City of Gold Coast’s Flood level search gives the designated flood level for a property. The council notes it covers riverine flooding only, not local flash flooding.
- Light rail to Harbour Town: in June 2026 the Queensland Government announced that Gold Coast Light Rail will be extended from Gold Coast University Hospital to Harbour Town, along Olsen Avenue and Oxley Drive, with a Biggera Waters station. It says the project is planned to be delivered by the 2032 Games, and gives no construction date.
- Planning: the council’s City Plan interactive mapping shows flood depth and the flood overlay for any Biggera Waters address.
