Gold Coast property management

If you own a property in Carrara, in the City of Gold Coast, you are letting it in a suburb bounded by the Nerang River on the east and mostly by the Pacific Motorway on the west. It is home to People First Stadium, the Gold Coast Suns' ground, and to Carrara Markets. This guide covers what Carrara rents for, what it is like to live in and how we would manage your property here, with neighbouring Worongary.

Your property in Carrara

Nearly half of Carrara's rented homes are townhouses

Of Carrara’s 1,424 rented homes, 656 are townhouses, and more than eight in ten of the suburb’s townhouses are two storeys or more. Every extra room and staircase is one more thing to compare when a tenant moves out. Every entry condition report has hundreds of photos and a 360° walkthrough of the whole property.

More than half of Carrara’s rented homes are let through an agent, so the question is less whether to use one than what you get. Every maintenance request is acknowledged straight away and reviewed by your property manager within one business day. No money spent on repairs or maintenance without your approval, except emergency repairs the law allows. Grant Drennan, our founder and Director, is an investor himself and the constant behind every property we manage. Start with a free Investor Portfolio Review: a look at your whole portfolio, not just the one property. Rental appraisals are free, with no obligation.

What Carrara QLD rents for

What new Carrara tenancies were signed at last quarter

You want to know what Carrara rents for before you decide anything. Here are the RTA’s median weekly rents for new tenancies in Carrara, for the homes with figures steady enough to rely on.

Type and bedrooms Median weekly rent Quarter
All homes $850 September 2026
Townhouse, 3 bedrooms $850 September 2026

House medians are left out this quarter: the three-bedroom figure moved $60 and the four-bedroom figure $100 in one quarter, the second on 12 leases. 25 of 99 new bonds were in the RTA’s ‘other’ group, which has no published median.

A median is the middle of every new lease across the suburb, not a figure for your home. A free rental appraisal tells you what yours would rent for.

Living in Carrara

Carrara has been a cotton farm, a raceway and a golf estate

Carrara’s name comes from the Aboriginal word Karara, meaning "long flat". The Manchester Cotton Company grew cotton here from the early 1860s. The Surfers Paradise Ski Gardens opened in 1958 and the Surfers Paradise International Raceway in 1966; the raceway closed in 1987 and was demolished in 2003 for the Emerald Lakes canal development. Palm Meadows golf course was built from 1987, and the plain under the suburb was officially named the Guragunbah Plain in 2000.

People First Stadium, Carrara Stadium by its own name, opened in 1987, was redeveloped in 2010 and 2011, and hosted the opening and closing ceremonies of the 2018 Commonwealth Games. It has carried its sponsor’s name, People First, since 2024. Carrara Indoor Sports Stadium, Emerald Lakes Golf Club, Palm Meadows Golf Course and Carrara Markets are all in the suburb, and the Carrara Water Ski School is on the Nerang River. Carrara Health Centre, on Chisholm Road, is part of Robina Hospital.

Worongary

Worongary lies south-west of Carrara and shares a border with it, and most of its eastern boundary follows the Pacific Motorway. About half its land is zoned rural residential, and nearly all its homes are separate houses. The Mudgeeraba Showgrounds are in Worongary. For primary school it is split between the Worongary, Mudgeeraba and Gilston State School catchments, and for Years 7 to 12 between Nerang’s and Robina’s State High Schools. The council’s Bushfire hazards page has its Bushfire potential area map. Worongary is in the City of Gold Coast. We manage properties in Worongary too.

Schools

Carrara has no state school, and three catchments cover most of it

State primary schools: there is no state school inside Carrara. The suburb is split between the Merrimac, Worongary and Ashmore State School catchments, with smaller parts in the Nerang State School and William Duncan State School catchments.

State secondary schools: for Years 7 to 12, Carrara is split between the Nerang, Merrimac and Benowa State High School catchments.

Non-state schools in Carrara: Emmanuel College (Prep to Year 12, opened in 1983), the Australian International Islamic College (Prep to Year 12) and Josiah College (a special school, opened in 2018). Nearby: All Saints Anglican School, St Michael’s College and Star of the Sea in Merrimac, Aquinas College and Trinity Lutheran College in Ashmore, St Kevin’s in Benowa, St Vincent’s in Clear Island Waters, and The Southport School.

Catchments change, and the boundary follows streets, not suburbs. Check any address on the Queensland Government’s school catchment map before you rely on it.

Getting around

Carrara is on the motorway, with the nearest train next door at Nerang

Carrara has no railway station; the nearest is Nerang station, in the next suburb. The Pacific Motorway runs along most of Carrara’s western boundary, and Nerang Broadbeach Road runs through the suburb. By road and without traffic, Robina Town Centre is about 10 minutes away (9.2 km), Surfers Paradise about 13 minutes (10.2 km), Gold Coast Airport about 26 minutes (26.9 km) and Brisbane’s CBD about 58 minutes (74.8 km).

Worth knowing

Three things a Carrara owner can look up

  • Flood levels: the City of Gold Coast’s Flood level search gives the designated flood level for a property. The council notes it covers riverine flooding only, not local flash flooding. The council’s Flood hazards page has more.
  • Zoning: nearly half of Carrara’s land is zoned Limited development (constrained land) in the council’s City Plan. The zone of any address is on the council’s City Plan mapping.
  • The new planning scheme: on 10 March 2026 the council endorsed nine directions for growth, and residents are to be able to make formal submissions in 2027.
