Brisbane property management

If you own a one-bedroom unit in Woolloongabba, you own the home leased most often here: 317 new bonds were lodged for one-bedroom units in the September quarter 2026, more than for any other type the RTA counts. Woolloongabba, which takes in Buranda, is 3 km south of the CBD by road, where the Pacific Motorway, Logan Road and Ipswich Road cross. This guide covers what Woolloongabba rents for, what it is like to live in, and how we would manage your property here.

Your property in Woolloongabba

One Woolloongabba household in five is a group sharing a home

One household in five in Woolloongabba is a group of people sharing, not a family or someone living alone, and more than half the suburb’s residents are aged 20 to 34. When several people share a home, its condition at the start is what everyone is measured against at the end. Every commitment below holds in Brisbane, inspections included. Every entry condition report has hundreds of photos and a 360° walkthrough of the whole property.

Several people splitting one rent also means one late share makes the whole rent late. If rent falls behind, your tenant hears from us every day from day 1, and on day 8 we issue the breach notice the legislation allows. Grant Drennan, our founder and Director, is an investor himself and the constant behind every property we manage. Start with a free Investor Portfolio Review: a look at your whole portfolio, not just the one property. Rental appraisals are free, with no obligation.

What new Woolloongabba tenancies were signed at last quarter

You want to know what Woolloongabba rents for before you decide anything. Here are the RTA’s medians for new tenancies in Woolloongabba. The RTA lists no separate figures for Buranda.

Type and bedrooms Median weekly rent Quarter
Unit, 1 bedroom $569 September 2026
Unit, 2 bedrooms $800 September 2026
Unit, 3 bedrooms $980 September 2026

The three-bedroom unit figure rests on only 12 new bonds, though it has held at $980 to $990 since December 2025. The all-homes median is left out: it moved between $479 and $629 over the year with the mix of leases.

297 of 797 new bonds were in the RTA’s ‘other’ group, which has no published median.

A median is the middle of every new lease across the suburb, not a figure for your home. Rental appraisals are free, with no obligation.

Living in Woolloongabba

Woolloongabba has the Gabba, and a Cross River Rail station on the way

The meaning of Woolloongabba’s Aboriginal name is debated, "whirling waters" or "fight talk place", and the area’s early name was One Mile Swamp. It was a working suburb: a locomotive depot ran here from 1884 to 1969, and a major tram depot from 1927 to 1969, where Buranda Village shopping centre now stands. The Princess Theatre on Annerley Road, Burke’s Hotel and many of the shops and hotels on Stanley Street are heritage listed.

The Brisbane Cricket Ground, the Gabba, is here, and so is the Princess Alexandra Hospital, which took that name in 1960. Angelika Cinemas and the Gabba Hill Community Garden are in the suburb, and the University of Queensland’s Dutton Park site is mapped inside its boundary. Cross River Rail is building an underground Woolloongabba station, forecast to have almost 18,000 users each weekday by 2036, with the line’s first passenger services expected in 2029.

Schools

Woolloongabba is split between three state primary catchments

State primary schools: the suburb is split between the Buranda State School, Dutton Park State School and East Brisbane State School catchments, with Buranda the largest. Buranda State School, on Cowley Street, is inside the suburb. East Brisbane State School is just across the boundary, in East Brisbane.

State secondary schools: most of the suburb is in the Brisbane South State Secondary College catchment, at Dutton Park, and most of the rest in Coorparoo Secondary College’s, with a small part in Brisbane State High School’s.

Non-state schools in Woolloongabba: the Australian International Islamic College (Prep to Year 7) in Buranda. Narbethong State Special School, a state special school, is in Buranda too. Nearby: St Joseph’s Primary School in Kangaroo Point, Villanova College (Years 5 to 12) in Coorparoo, and the Anglican Church Grammar School (Prep to Year 12) in East Brisbane.

Catchments change, and the boundary follows streets, not suburbs. Check any address on the Queensland Government’s school catchment map before you rely on it.

Getting around

Until Cross River Rail opens, Woolloongabba's train station is Buranda

Woolloongabba has no railway station of its own name yet; Buranda station, on the Cleveland line, serves the south of the suburb. Three busway stations are in the suburb: Woolloongabba, which opened in 2000, PA Hospital and Buranda. By road and without traffic, Queen Street Mall is about 5 minutes away (3.0 km) and Brisbane Airport about 21 minutes (19.4 km).

Worth knowing

Four things a Woolloongabba owner can look up

  • Flood information: Brisbane City Council’s FloodWise Property Report and its Flood Awareness Map show flood information for an address.
  • The Woolloongabba Priority Development Area: about 106 hectares across parts of Woolloongabba, Kangaroo Point, East Brisbane and South Brisbane, declared on 22 September 2023, with an amended development scheme in effect from 10 October 2025. Economic Development Queensland assesses development applications inside it.
  • Units: seven in ten Woolloongabba homes are units, and 1,082 of them are in blocks of nine storeys or more.
  • Planning: outside the development area, the council’s City Plan mapping shows the zoning and overlays for any address.
