Varsity Lakes is a master-planned suburb of the City of Gold Coast, between Robina and Burleigh Waters, with its own train station. Your property in Varsity Lakes

A median is the middle of every new lease across the suburb, not a figure for your home. A free rental appraisal tells you what yours would rent for.

Living in Varsity Lakes

Varsity Lakes was swamp, then dairy land, then a planned suburb

In the 1800s Thomas Blacket Stephens bought 6,980 acres of swampy hinterland in this area and began draining it for dairying. In 1999 Delfin Lend Lease bought the land between Stephens and Robina and began the Varsity Lakes development, creating Lake Orr and Lake Azzura. The suburb itself dates from 2002, when Stephens, Andrews and part of Robina were merged to form it.

Varsity College, a state school from Prep to Year 12, opened in 2001, with its primary campus on Bridgewater Drive and its secondary campus on Varsity Parade. Lake Orr straddles the border with Robina, and Varsity Central Park is in the suburb. The Pacific Motorway runs along the suburb’s western edge, and Reedy Creek Road along its southern one.

Next door

Reedy Creek

Reedy Creek is Varsity Lakes’ neighbour across the Pacific Motorway, a hinterland suburb that rises from about 10 metres in the north to more than 190 metres in the south. A four-lane bridge and a pedestrian overpass have linked it to Varsity Lakes station since 2009. In 2021, six in ten of its homes had four or more bedrooms, and 18.1% were rented. King’s Christian College, Hillcrest Christian College and Graceview Adventist College, all Prep to Year 12, are in its north. Reedy Creek is in the City of Gold Coast. We manage properties in Reedy Creek too.

Schools

Varsity College's catchment covers almost all of Varsity Lakes for high school

State primary schools: most of the suburb is in the Varsity College catchment, about a third is in the Caningeraba State School catchment (the school is in Burleigh Waters), and a small part is in Robina State School’s.

State secondary schools: almost all of Varsity Lakes is in the Varsity College catchment for Years 7 to 12, with small edges in the Miami State High School and Robina State High School catchments.

Non-state schools in Varsity Lakes: Mastery Schools Australia (Years 4 to 10). Nearby: Arcadia College and Silkwood School in Robina, Marymount College and Marymount Primary in Burleigh Waters, Somerset College in Mudgeeraba, and the three Reedy Creek colleges above.

Reedy Creek’s state catchments are different: Clover Hill State School, in Mudgeeraba, for primary, and almost all of it Robina State High School for Years 7 to 12.

Catchments change, and the boundary follows streets, not suburbs. Check any address on the Queensland Government’s school catchment map before you rely on it.

Worth knowing

Three things a Varsity Lakes owner can look up

  • Flood levels: the City of Gold Coast’s Flood level search gives the designated flood level for a property. The council notes it covers riverine flooding only, not local flash flooding.
  • Units in tall buildings: 553 of Varsity Lakes’ 1,496 units are in blocks of nine storeys or more. If yours is in a body corporate scheme, the Queensland Government’s body corporate pages set out who maintains what.
  • Future rail: on 31 July 2026 the Queensland Government said it will preserve the rail corridor from Varsity Lakes to Gold Coast Airport for a possible future heavy rail connection. It gave no date.
