Gold Coast property management

If you own a unit in Main Beach, the odds are it is in a tower: three in four of the suburb's units are in buildings of nine storeys or more. Main Beach is the City of Gold Coast suburb on the narrow strip between the Coral Sea and the Broadwater, north of Surfers Paradise, and it takes in The Spit, Sea World and Marina Mirage. This guide covers what it is like to live in Main Beach and how we would manage your property here.

Your property in Main Beach

Nine in ten Main Beach rentals are units

Of Main Beach’s 560 rented homes, 523 are units, and six in ten rentals are let through an agent. In a tower, your tenant lives alongside many other residents, so the choice of tenant matters well beyond your own front door. Every rental application is reviewed in detail and checked for accuracy: identity, references and tenancy databases, following Queensland’s legislation. If we wouldn’t put them in our own home, we won’t put them in yours.

If rent falls behind, your tenant hears from us every day from day 1, and on day 8 we issue the breach notice the legislation allows. Grant Drennan, our founder and Director, is an investor himself and the constant behind every property we manage. Start with a free Investor Portfolio Review: a look at your whole portfolio, not just the one property. Rental appraisals are free, with no obligation.

Living in Main Beach

Main Beach was called Southport East until 1967

Main Beach was the surf beach that visitors were ferried to from Southport, and the suburb was known as Southport East until it was renamed on 1 September 1967. From December 1922 the Queensland Government sold blocks here on perpetual lease, 252 of them surveyed, in stages, and the Jubilee Bridge to Southport opened in the mid-1920s. The Tedder Avenue area was made by reclaiming land from the Nerang River in the 1950s, and today it is centred on restaurants, cafés and boutiques.

Sea World, Marina Mirage, the Sheraton Grand Mirage Resort and the Southport Yacht Club Marina are all inside the suburb, and so is Federation Walk Coastal Reserve. Norfolk Island pines line the foreshore, and its beaches include Main Beach, Narrowneck and The Spit. The Main Beach Pavilion, the Southport Surf Life Saving Club and the former Southport Cable Hut are heritage listed.

Schools

Main Beach has no school, and its catchment schools are in Southport

State primary schools: most of Main Beach is in the Southport State School catchment, and a very small part is in the Surfers Paradise State School catchment.

State secondary schools: most of Main Beach is in the Southport State High School catchment for Years 7 to 12.

There is no school inside Main Beach. Nearby non-state schools, all in Southport and within about 3 km: The Southport School (Anglican, boys, Prep to Year 12), St Hilda’s School (Anglican, girls, Prep to Year 12), Mastery Schools Australia (Years 4 to 10), Men of Business Academy (Years 7 to 12) and The BUSY School (Years 11 and 12).

Catchments change, and the boundary follows streets, not suburbs. Check any address on the Queensland Government’s school catchment map before you rely on it.

Getting around

Main Beach has a light rail station, not a train station

Main Beach has no train station. The G:link light rail stops at Main Beach station beside the Gold Coast Highway, and since 9 August 2026 the line has run south to Burleigh Heads. The Gold Coast Highway runs through the suburb, and the Sundale Bridge crosses the Nerang River to Southport. By road and without traffic from Tedder Avenue, Southport is about 5 minutes away (3.2 km), Gold Coast University Hospital about 10 minutes (6.9 km), Gold Coast Airport about 33 minutes (23.9 km) and Brisbane’s CBD about 62 minutes (75.9 km).

Worth knowing

Four things a Main Beach owner can look up

  • Flood levels: you can request a Flood level search report from the City of Gold Coast, which gives the designated flood level for a property. The council notes its results cover riverine or regional flooding only, not local flash flooding.
  • The coast: the council’s Coastal hazards page explains the coastal hazards on the Gold Coast.
  • The Spit: the Queensland Government released The Spit Master Plan in May 2019, and in December 2019 it set a limit of three storeys or 15 metres on new buildings in the plan’s building height control area, which takes in Sea World, the Sheraton Mirage and the land south to the Southport Yacht Club.
  • Planning: the council’s Mapping search lists its property maps, and points to City Plan interactive mapping for what applies to an address.
