Brisbane property management

If you own a home in Sunnybank Hills, the odds are it is a big one: more than half the suburb's homes have four bedrooms or more. Sunnybank Hills is a Brisbane City Council suburb about 17 km south of the CBD, with Sunnybank Hills Shoppingtown and a council library inside it and Sunnybank next door. This guide covers what Sunnybank Hills rents for, what it is like to live in, and how we would manage your property here.

Your property in Sunnybank Hills

Seven in ten Sunnybank Hills rentals are houses

Of the 1,737 rented homes in Sunnybank Hills at the 2021 Census, 1,233 were houses and 425 were townhouses. Two in three homes in the suburb are lived in by their owners, so yours is let among owner-occupiers. A four- or five-bedroom house with a yard is a lot to keep track of from somewhere else. Every commitment below holds in Brisbane, inspections included. Routine inspections every 14 to 17 weeks, with a detailed report and quality photos sent to you, so you know your property’s condition. Your own owner portal shows your statements, bills, inspection reports and repair jobs at any time.

What Sunnybank Hills rents for

What new Sunnybank Hills tenancies were signed at last quarter

You want to know what Sunnybank Hills rents for before you decide anything. Here are the RTA’s median weekly rents for new tenancies in Sunnybank Hills, for the homes with enough new leases to rely on.

Type and bedrooms Median weekly rent Quarter
All homes $670 September 2026
House, 3 bedrooms $660 September 2026
House, 4 bedrooms $800 September 2026
Townhouse, 3 bedrooms $700 September 2026

The three-bedroom townhouse figure rests on 16 new leases, so read it as a guide. 63 of 155 new bonds were in the RTA’s ‘other’ group, which has no published median. The all-homes figure includes them. Units are left out: there are very few in the suburb, and the RTA published no unit median this quarter.

A median is the middle of every new lease across the suburb, not a figure for your home. Rental appraisals are free, with no obligation.

Living in Sunnybank Hills

Sunnybank Hills became a suburb of its own in 1971

Sunnybank Hills was once part of a larger area known as Coopers Plains, and the Sunnybank name came from a farm, Sunny Brae, when land was taken for the railway in 1885. The suburb of Sunnybank Hills was officially defined in 1971, and Sunnybank Hills State School opened in 1979. The council library opened in 1987 and was refurbished in 2009.

Sunnybank Hills Shoppingtown, on Compton and Calam Roads, has Coles, Woolworths and Aldi, and the library is inside it. Smaller centres include Pinelands Plaza, Farne Square, Gowan Village and Sun Hill Central. OpenStreetMap names about 35 parks in the suburb, Sir James Killen Reserve among them, and maps Bulimba Creek and Stable Swamp Creek inside it.

Schools

Most of Sunnybank Hills is in Sunnybank Hills State School's catchment

State primary schools: most of the suburb is in the Sunnybank Hills State School catchment, and it is the only state school inside the suburb. Smaller parts are in the Runcorn Heights, Sunnybank, Runcorn and Coopers Plains state school catchments.

State secondary schools: most of the suburb is in the Sunnybank State High School catchment for Years 7 to 12, and that school is in neighbouring Sunnybank. The rest is split between the Calamvale Community College and Runcorn State High School catchments.

Non-state schools in Sunnybank Hills: the Autism Queensland Education and Therapy Centre, a special school for Prep to Year 12. Nearby: St Thomas More College in Sunnybank (Catholic, Years 7 to 12), Wisdom College in Calamvale and St Stephen’s School in Algester (Catholic, Prep to Year 6).

Catchments change, and the boundary follows streets, not suburbs. Check any address on the Queensland Government’s school catchment map before you rely on it.

Translink’s journey planner shows the current buses for any address. By road and without traffic, the CBD is about 19 minutes away (16.6 km), Brisbane Airport about 32 minutes (34.4 km) and Griffith University’s Nathan campus about 10 minutes (6.5 km).

Worth knowing

Three things a Sunnybank Hills owner can look up

  • Flood information: Brisbane City Council’s Flood Awareness Map and its FloodWise Property Report show flood information for an address. The map gives general flood awareness information, and the report is a technical document.
  • New rent figures: the RTA publishes median rents for new tenancies by suburb every quarter, so the table above can be checked against the latest release.
  • Planning: the council’s City Plan online interactive map can be searched by address, so you can see what City Plan says about your Sunnybank Hills property.
