Logan property management

If you own a three-bedroom house in Eagleby, you own the kind of home more Eagleby tenancies are signed for than any other: 47 of the suburb's 148 new bonds in the September quarter of 2026 were for three-bedroom houses. Eagleby is a City of Logan suburb immediately east of Beenleigh, about 32 km south-east of central Brisbane. This guide covers what Eagleby rents for, what it is like to live in, and how we would manage your property here.

Your property in Eagleby

Three in four Eagleby homes are separate houses

Of the 5,141 occupied homes counted in Eagleby at the 2021 Census, 3,883 were separate houses, and 1,322 of those houses were rented. You are unlikely to drive past a rental house every week, so someone needs to look at it for you. Routine inspections every 14 to 17 weeks, with a detailed report and quality photos sent to you, so you know your property’s condition.

When an inspection or a tenant turns up something to fix, the decision stays yours. No money is spent on repairs or maintenance without your approval, except emergency repairs the law allows. Grant Drennan, our founder and Director, is an investor himself and the constant behind every property we manage. What Eagleby rents for

What new Eagleby leases were signed at, by type of home

Setting a rent, or checking yours against the suburb, starts with what new leases are signed at. These are the RTA’s median weekly rents for new tenancies in Eagleby, for every home type it published a figure for.

All homes $580 September 2026

Living in Eagleby

Eagleby sits where the Albert River meets the Logan

Eagleby was once called Philadelphia, and it grew sugar: its mill closed in 1943, the second last in the district still working. A school opened in Eagleby in 1906 and became Eagleby State School in 1909; it closed in 1966. Eagleby South State School opened in 1978, and a new Eagleby State School in 1988. Eagleby Plaza opened in 1989 with a supermarket and 21 shops.

The suburb lies on the south bank of the Logan River where the Albert River joins it, and the Albert forms its southern and eastern boundary. Eagleby Wetlands is a nature reserve with a bird hide. The Beenleigh Rum distillery, on the Queensland Heritage Register, is inside Eagleby’s boundary, although the register gives its address as Distillery Road, Beenleigh. Eagleby Central, on River Hills Road, is another shopping centre in the suburb, and for bigger shopping, Wikipedia points to Beenleigh and the Logan Hyperdome at Loganholme.

Schools

All of Eagleby is in the Beenleigh State High School catchment

State primary schools: Eagleby is split almost evenly between the Eagleby State School and Eagleby South State School catchments, with a small part in the Mount Warren Park State School catchment. Eagleby State School is on Fryar Road, and Eagleby South State School is on River Hills Road.

State secondary schools: the whole suburb is in the Beenleigh State High School catchment for Years 7 to 12.

Non-state schools: the Queensland Government’s school list shows none in Eagleby. Nearby: St Joseph’s Tobruk Memorial School (Catholic, Prep to Year 6) and Trinity College (Catholic, Years 7 to 12) in Beenleigh, St Matthew’s School (Catholic, Prep to Year 6) and Chisholm Catholic College (Years 7 to 12) in Cornubia, and Calvary Christian College and Kimberley College in Carbrook, both Prep to Year 12.

Catchments change, and the boundary follows streets, not suburbs. Check any address on the Queensland Government’s school catchment map before you rely on it.
