Gold Coast property management

If you own a house or townhouse in Palm Beach QLD, you are letting in a suburb where 300 new rental bonds were lodged in the September quarter of 2026. Palm Beach, in the City of Gold Coast, runs from Tallebudgera Creek south to Currumbin Creek, between the Pacific Motorway and the sea. This guide covers what Palm Beach rents for, what it is like to live in, how we would manage your property, and Elanora and Currumbin next door.

Your property in Palm Beach

Palm Beach rents out about as many townhouses as houses

At the 2021 Census, Palm Beach had 2,456 rented homes: 1,464 units, 491 townhouses and 482 houses. Most of its townhouses have two storeys or more, and nearly four in ten of its families are couples with children. Stairs, a yard and a garden are hard to keep an eye on when you live somewhere else. Routine inspections come every 14 to 17 weeks, with a detailed report and quality photos sent to you, so you know your property’s condition.

You get your own owner portal, showing your statements, bills, inspection reports and repair jobs at any time. Grant Drennan, our founder and Director, is an investor himself and the constant behind every property we manage. Start with a free Investor Portfolio Review: a look at your whole portfolio, not just the one property. Rental appraisals are free, with no obligation.

What Palm Beach QLD rents for

New Palm Beach leases had a median of $920 a week last quarter

Before you set a rent, see what new Palm Beach leases were signed at. These are the RTA’s median weekly rents for new tenancies, for every type with a steady figure.

Type and bedrooms Median weekly rent Quarter
All homes $920 September 2026
House, 4 bedrooms $1,700 September 2026
Townhouse, 3 bedrooms $1,300 September 2026
Unit, 1 bedroom $630 September 2026
Unit, 2 bedrooms $850 September 2026

Three-bedroom houses and three-bedroom units are left out: their medians swung too much from one quarter to the next to rely on. Two-bedroom houses and townhouses had too few new leases for a median, and the four-bedroom house figure rests on 14.

Living in Palm Beach

Three surf clubs patrol Palm Beach

Palm Beach Surf Life Saving Club was established in 1930, and today three clubs patrol the beach: Tallebudgera at the northern end, Pacific in the middle and Palm Beach at the southern end.

The Gold Coast Highway carries the main shops and restaurants through the numbered avenues, from Fourth Avenue to Eighth. Pavilions is a shopping centre in the suburb, and the Palm Beach Farmers’ Market trades here too. The Palm Beach Aquatic Centre, the Gold Coast Recreation Precinct, Mallawa Sports Complex and Salk Oval are all inside the boundary, along with Beree-Badalla Reserve. Across Tallebudgera Creek, the suburb’s northern end faces Burleigh Head.

Next door to Palm Beach

Elanora

**Anchor (suggested):** #elanora

Elanora is Palm Beach’s inland neighbour, across the Pacific Motorway. Nearly four in five homes are separate houses, and about one in six is rented. The RTA’s median for new Elanora tenancies last quarter was $950 a week, on 49 leases. Elanora Library is in The Pines shopping centre. By land area, almost all of Elanora is in Elanora State High School’s catchment. From 7 September 2026, the Queensland Government’s new route 701 bus is to link The Pines with Burleigh Heads and Robina. We manage properties in Elanora too.

Next door to Palm Beach

Currumbin

**Anchor (suggested):** #currumbin

Currumbin is Palm Beach’s southern neighbour, across Currumbin Creek. The Gold Coast Highway winds over its headland past Currumbin Wildlife Sanctuary. Currumbin Alley, on the creek bar, is a popular longboard break. Of its 1,302 homes, 596 are houses and 536 units, and three in ten are rented. Last quarter’s RTA median for a two-bedroom unit was $890 a week, on 24 leases. By land area, almost all of it is in Currumbin State School’s catchment, and all in Palm Beach-Currumbin State High School’s. We manage properties in Currumbin too.

Schools

Palm Beach has its own state high school

State primary schools: by land area, most of the suburb is in the Palm Beach State School catchment, and the southern part is in Currumbin State School’s.

State secondary schools: by land area, about two thirds of Palm Beach is in the Palm Beach-Currumbin State High School catchment for Years 7 to 12, and the western third is in Elanora State High School’s. Both schools are in the suburb: Palm Beach-Currumbin State High School opened in January 1972 and Palm Beach State School in February 1974.

Non-state schools: the Queensland Government’s school data lists none in Palm Beach. Nearby are St Augustine’s Parish Primary School (Catholic, Prep to Year 6) in Currumbin Waters, and Marymount College and Marymount Primary, both Catholic, in Burleigh Waters.

Catchments change, and the boundary follows streets, not suburbs. Check any address on the Queensland Government’s school catchment map before you rely on it.

Getting around

Palm Beach is about 10 minutes by road from Gold Coast Airport, without traffic

By road and without traffic, Gold Coast Airport is about 10 minutes away (8.1 km), Surfers Paradise about 21 minutes (15.3 km) and Brisbane’s CBD about 72 minutes (92.6 km). The Gold Coast Highway runs along the suburb’s east and the Pacific Motorway along its west, joined by Palm Beach Avenue. There is no train or light rail station in Palm Beach. The light rail ends at Burleigh Heads, about 7 minutes north by road, and the nearest train station is Varsity Lakes, about 13 minutes away (14.1 km).

Worth knowing

Two things to check for a Palm Beach address

  • Flood and coastal mapping: the City of Gold Coast’s Flood level search gives the designated flood level for a property, and notes it covers riverine flooding only, not local flash flooding. Its Coastal hazards page links the Coastal risk awareness map.
  • Body corporate: units and townhouses are 3,869 of the suburb’s 6,644 occupied homes. If yours is in a body corporate scheme, the Queensland Government sets out who maintains what.
