Gold Coast property management
If you own a unit in Broadbeach, you are letting it in a busy rental market: 311 new tenancies were bonded here in the September quarter of 2026. Broadbeach is a 1.4 km² beachside suburb between Surfers Paradise and Mermaid Beach, with The Star Gold Coast and the Gold Coast Convention and Exhibition Centre inside its boundary. This guide covers what Broadbeach rents for, what it is like to live in, and how we would manage your property here.
Your property in Broadbeach
Almost every Broadbeach rental is a unit
Of the 1,530 rented homes counted in Broadbeach at the 2021 Census, 1,494 were units. Three in five of the suburb’s homes have two bedrooms. With so many new leases signed here, each one means choosing a tenant and recording your unit’s condition again. Every rental application is reviewed in detail and checked for accuracy: identity, references and tenancy databases, following Queensland’s legislation. If we wouldn’t put them in our own home, we won’t put them in yours.
Every entry condition report has hundreds of photos and a 360° walkthrough of the whole property. Grant Drennan, our founder and Director, is an investor himself and the constant behind every property we manage. Start with a free Investor Portfolio Review: a look at your whole portfolio, not just the one property. Rental appraisals are free, with no obligation.

What Broadbeach rents for
New Broadbeach leases had a median of $880 a week last quarter
Before you set a rent, see what new Broadbeach leases are signed at. This is the RTA’s median weekly rent across every new tenancy in the suburb.
| Type and bedrooms | Median weekly rent | Quarter |
|---|---|---|
| All homes | $880 | September 2026 |
Units by number of bedrooms are left out this quarter: each of their medians moved too far from the quarters before to rely on. Houses and townhouses lease in such small numbers here that the RTA publishes no median for them.

That figure mixes one-bedroom units with three-bedroom ones, so it cannot price yours.
Living in Broadbeach
Broadbeach's holiday growth took off with one hotel
Broadbeach is Kombumerri country, of the Yugambeh people. Development of Broadbeach as a holiday destination began to pick up with Lennon’s Broadbeach Hotel, built in 1955 and 1956, and a Len Shillam seal sculpture from that hotel now stands at the convention centre. The Star Gold Coast, on Broadbeach Island, opened as Conrad Jupiters in November 1985 and took its current name in 2017. The Gold Coast Convention and Exhibition Centre followed in June 2004.
The suburb has two beaches, Broadbeach and Kurrawa, each with its own surf life saving club. Kurrawa Park, Victoria Park and Cascade Gardens are inside the boundary, and so are Oasis Shopping Centre and Niecon Plaza. Pacific Fair is next door, across the boundary in Broadbeach Waters.

Schools
All of Broadbeach is in the Merrimac State High School catchment
State primary schools: almost all of the suburb is in the Broadbeach State School catchment, and a sliver is in the Surfers Paradise State School catchment. Broadbeach State School is on Alexandra Avenue and opened in May 1960.
State secondary schools: the whole suburb is in the Merrimac State High School catchment for Years 7 to 12. There is no high school in Broadbeach; Merrimac State High is in Mermaid Waters.
Non-state schools: the Queensland Government’s school data lists none in Broadbeach. Nearby non-state schools include The Southport School and St Hilda’s in Southport, Aquinas College and Trinity Lutheran in Ashmore, and St Michael’s College and Star of the Sea in Merrimac.
Catchments change, and the boundary follows streets, not suburbs. Check any address on the Queensland Government’s school catchment map before you rely on it.
Getting around
The light rail runs through Broadbeach, and now on to Burleigh Heads
Broadbeach North and Broadbeach South are both on the light rail. On 9 August 2026, Stage 3 opened: a 6.7 km extension with eight new stations, so trams now run from Broadbeach through Mermaid Beach, Nobby Beach and Miami to Burleigh Heads. There is no train station in Broadbeach; the Gold Coast line ends at Varsity Lakes. By road and without traffic, Surfers Paradise is about 6 minutes away (3.3 km), Gold Coast Airport about 25 minutes (18.3 km) and Brisbane’s CBD about 67 minutes (83.0 km).
Worth knowing
Four things a Broadbeach owner can look up
- Flood levels: the City of Gold Coast’s Flood level search gives the designated flood level for a property. The council notes the results cover riverine or regional flooding only, not local flash flooding.
- Tall buildings: 1,366 of Broadbeach’s 3,021 occupied units are in blocks of nine storeys or more.
- Body corporate: if your unit is in a body corporate scheme, the Queensland Government sets out who maintains what.
- East-west transport: in July 2026 the Queensland Government announced a metro-style GC Surfer service between Nerang and Broadbeach, with road upgrades that include widening Dunlops Canal Bridge, which its statement places at Broadbeach. The statement gave no dates.
